Requirements Responsibilities Act as a floating Property Manager where staff is needed. Assist with the overall management of an apartment community under the direction of the Regional Property Manager. Maintain occupancy and customer satisfaction at a premium level. Direct supervision of leasing staff and Service Supervisor.
  • Conduct any communications with our customers, prospects, applicants, residents, or coworkers in a manner consistent with the Company's Customer Service Program and philosophy.
  • Ensure adherence to all company policies and procedures.
  • Achievement of apartment community goals that include, but are not limited to, the following areas: occupancy, quality apartment product, customer service, resident retention, quality turnover, and efficiency of budgeted operations.
  • Make recommendations regarding resident programs and/or policies to the Regional Property Manager.
  • Maintain property personnel strengths and pay rate scales by approved budget.
  • Manage the daily operation of leasing and service departments. This includes but is not limited to LEASING - resident complaints, emergency procedures, preparation and maintenance of required files and reports, marketing, move-ins, and leasing procedures which include new leases, subleases, renewals, extensions, and delinquent accounts. SERVICE - contract hires, work orders, purchase orders, work inspections, move-out procedures, and apartment turnovers.
  • Responsible for all daily operations as it relates to MRI/other software.
  • Ensure asset preservation through the property checklist, while walking the community and its amenities.
  • Maintaining a professional and attractive appearance in the leasing office and model: plants, accessories, and furnishings.
  • Some travel is required.
  • Other duties as assigned.
  • Requirements Must have at least 3 years' experience as a Floating Property Manager, have an excellent sense of time management, and be self-motivated by the success of others. Available where staff is needed. Assist with the overall management of an apartment community under the direction of the Regional Property Manager. Maintain occupancy and customer satisfaction at a premium level. Direct supervision of leasing staff and Service Supervisor.
  • Education: High school diploma or equivalent.
  • Experience: Three years' experience as a Property Manager or Assistant Property Manager in a computerized environment, including employee supervision.
  • Must have a valid driver's license within the state of residency and proof of automobile insurance. Must have own transportation.
  • Ability to communicate and comprehend the English language.
  • Some weekend work is required.
  • Achieve apartment goals, but not limited to occupancy, residents' retention, turnovers, budget efficiency, etc
  • Manage daily operations for Leasing, Services, Reports, meeting deadlines, and other duties as assigned.
