Why does the job exist?This position performs preventive and predictive maintenance inspections on facilities to mitigate major damage as well as diagnoses and repairs or replaces worn parts in machines and equipment. In addition, this position will assist in the preparation of the budget for facility installation or maintenance while maintaining a proper record of work activities, including all procurement and maintenance costs. How does it get done?This position ensures safety standards are maintained while job duties are being carried out and that work environments are free of hazardous objects and substances.The FMD Preventative and Predictive Building Project Manager is responsible for:- Inspecting and documenting (Tagging) the assets of all GSD/FMD properties.- Performing visual inspections on FMD owned buildings and hundreds of building systems that require routine preventive maintenance checks and service.- Conducting walk-through surveys of major building systems (mechanical, electrical, and plumbing), structures and foundations, common areas, exterior walls, windows, roofs, and pavement, as well as automated security systems.- Collaborating with the Preventative Maintenance Manager on findings. - Developing and initiating inspection policies and procedures consistent with building codes and coordinating project closeout procedures. - Preparing inspection reports and reviewing plans and specifications of all assigned inspections to ensure compliance with building codes and contract documents Who are the customers?All Executive Branch agencies which are under GSD/FMD jurisdiction Ideal CandidateThe Ideal Candidate will have the following knowledge, skills, and experience:- Working knowledge of building systems, electrical, plumbing, and HVAC.- Ability to review new and upgraded facility plans, designs, and specifications.- Familiarity with the GSD/FMD AIM system.- Working of office automation applications (i.e., computers, spreadsheets, database management, etc.).- Ability to make decisions and recommendations as a Subject Matter Expert, that significantly affects the content, interpretation, and development of effective preventative and predictive maintenance programs. Minimum QualificationA High School Diploma or Equivalent is required for work in the areas of Electrical, LP Gas, or General Construction inspection. However, employees in the field of MHD inspection are required to hold a Bachelor's degree in any subject or an additional Four (4) years experience in the Manufactured Housing Field. 1) Electrical inspectors must have Five (5) years experience as certified electrical journeyman or Five (5) years of electrical foreman experience; or Two (2) years as Electrical Inspector ' O experience. 2) LP Gas Inspectors must have Five (5) years in the LP Gas Industry, Two (2) of which must have been as an installer of LP Gas systems. Three (3) years experience as an LP Gas Inspector ' O. One (1) year computer experience helpful and use of standard office equipment. 3) General Construction Inspectors at this level must have Three (3) years foreman level experience in General Construction; One (1) year foreman level experience and two (2) years General Construction Inspector ' O experience. 4) MHD Inspector requires Four (4) years experience in the field of Manufactured Home Repair, Construction, Servicing, Installation and/or Building, Mechanical or Electrical Trades, to include Manufactured Home Inspections, In Plant Inspection Agency (IPIA) Inspections and/or State Administrative Agency (SAA) Monitoring of Manufacturer for Subpart I, SAA Records Reviews. Employment RequirementsPre-employment background investigation is required and is conditional pending results. Must possess and maintain a current and valid New Mexico Driver's License. Must possess and maintain a current Defensive Driving Course Certificate from the State of New Mexico or must pass and receive Defensive Driving Course Certification, as a condition of continued employment. Working ConditionsThe Building Inspector's work is inherently technical, however, to perform their duties, one must be able to understand complex building systems and feel comfortable troubleshooting any problems. One must perform physically demanding tasks, requiring heavy lifting, climbing, kneeling, and bending for extended periods. Therefore, a certain degree of physical stamina and strength is crucial for this profession. Must be able to lift 50 lbs., stand for extended periods of time, climb ladders, work in inclement weather (cold and hot); must be able to carry tools and equipment from building to building on large campuses.
