The Funding Specialist is responsible for calculating the determined wire amounts for each individual loan closing and obtaining those funds from the appropriate warehouse bank. In addition to wiring the funds, the appropriate collateral documentation will be obtained and shipped to the specific warehouse lender.

DUTIES & RESPONSIBILITIES
* Work closely with Closers & Warehouse Banks to ensure loans are funded in a timely manner
* Review signed loan documents to maintain compliance with federal, state, and local laws, as well as UHM policies and procedures
* Detailed communication with Union Home Partners regarding loans and the associated funding transactions.
* Calculate the appropriate wire amount based on the fees and other information provided in the closing package.
* Initiate funding request
* Register M.I.N. numbers for all closed loans (Retail and Wholesale)
* Retrieve purchase schedules from individual investors and load them into the L.O.S. system and export to the appropriate warehouse bank for removal from the revolving lines of credit.
* Daily balancing of each warehouse line of credit to ensure the appropriate balance is reflected.
* Reconcile loans that have not been funded and retrieve funds from the closing agent
* Follow up with closing/escrow agent on closing packages to make sure they are delivered in a timely manner
* Scanning and shipping of collateral documents to a designated warehouse bank
* Monthly retrieval of warehouse details for the month-end close process by the Accounting department.
Qualifications
EDUCATION & EXPERIENCE
* High school diploma or equivalent
* 1-3 years of related experience is preferred
PREFERRED SKILLS
* Knowledge of residential mortgage documents
* Title and Escrow experience
* High school/ college level math
* Willing to be flexible, occasionally working early mornings, evenings, or weekend days
SKILLS REQUIRED
* Expert with Microsoft Office software including basic Excel skills
* Ability to work in a fast-paced environment
* Good judgment and ability to meet deadlines
* Demonstrated written and oral communication skills
* Ability to work independently or as a team
* Ability to work well with all levels of internal management, as well as clients and vendors
* Strong organizational and detail-oriented skills
