Job Overview:
The General Manager is responsible for providing comprehensive oversight and direction for the assigned asset(s), with the goal of achieving maximum return to the Landlord/Owner and providing the highest level of service to the owners and tenants of the property. This position works closely with and directs marketing personnel, in-house management and engineering/maintenance staff and oversees recruiting/staffing/training for all property management positions. The position also involves coordinating with in-house and/or 3rd party leasing representatives, accounting, tenant relations, construction oversight and implementing strategic asset planning initiatives and objectives. The position requires the highest level of integrity, organization and dedication, as well as “hands-on” approach to property management.
The Asset:
The asset is a retail center located in an affluent area of the Greater Los Angeles area. The retail center features multiple-hundred parking stalls, including surface parking and a multi-level parking garage. Originally developed in the late 1970s, the center is anchored by several major national retailers, a movie theater, and a sporting goods store.
Duties and Responsibilities:
Operations Management:
- Oversee the execution of business plans, including property management, tenant relations, marketing, and strategic leasing.
- Coordinate day-to-day operations, capital improvements, and tenant improvements.
- Ensure compliance with management agreements, tenant leases, REAs, and other governing documents.
- Maintain up-to-date records for co-tenancy requirements, sales thresholds, expansion rights, and related matters.
- Ensure high standards of property maintenance through regular inspections and coordination with property teams.
- Train, supervise, and develop property management teams.
Tenant and Vendor Relations:
- Maintain positive relationships with tenants, owners, brokers, vendors, and other stakeholders.
- Oversee lease compliance, including negotiation of lease renewals and expansions.
- Manage specialty leasing and address tenant issues in collaboration with legal counsel when needed.
- Supervise vendors and ensure effective service delivery while controlling costs.
Financial Reporting and Budgeting:
- Prepare, implement, and manage budgets, identifying opportunities for savings and driving financial performance.
- Analyze monthly financial data, manage expense reconciliations (CAM), and minimize accounts receivable.
- Review financial statements for accuracy and oversee the budgeting process.
- Prepare tenant statements, oversee rent collection, and ensure timely billing for percentage rent.
- Monitor cash positions and provide updates to ownership as needed.
Leasing and Construction Management:
- Assist with leasing negotiations and collaborate with assigned brokers.
- Coordinate capital improvement projects and tenant improvement work with contractors and development teams.
Community Engagement and Marketing:
- Foster a sense of community at the property by supporting marketing programs.
- Represent the company at public events to build goodwill and enhance visibility.
Compliance and Safety:
- Ensure compliance with industry regulations, including health, safety, and environmental standards.
- Participate in safety programs and incident investigations, and report safety concerns.
Qualifications:
- Bachelor's degree in Business, Real Estate, or related field; MBA preferred.
- Significant experience in property management and leasing of commercial properties.
- Strong organizational, supervisory, and communication skills.
- Real Estate License preferred; CPM, RPA, or similar certifications are a plus.
- Proficiency in Microsoft Office and property management software.
- Light physical activity, including standing, walking, and occasional lifting of up to 20 pounds.
- Occasional regional and overnight travel may be required.
