The Assistant Director of Strategic Planning is a new real estate management role reporting to the Director of the Department of General Services (DGS). The role will be responsible for directing the Strategic Planning Division within DGS, focused on optimization of both the DGS-managed real estate portfolio and the collective real estate space needs throughout the Metropolitan Government of Nashville and Davidson County (Metro), including planning for the short- and long-term real estate demand of the organization.
The Assistant Director of Strategic Planning will oversee the sub-divisional functions of Real Estate Planning and Workplace Strategy as well as contributing to the establishment and operations of a cross-functional real estate environment through DGS including Real Estate Services, Design and Construction, and Building Operations and Support Services (BOSS).
* Interface with key representatives throughout Metro including DGS, Planning, Mayor's office, and other departments, agencies and stakeholders to develop organizational goals and initiatives related to real estate planning and needs across the Metro organization
* Manage the Real Estate Planning subdivision
* Develop space planning procedures within the Division, to create effective, accountable, and measurable practices to meet both short- and long-term organizational real estate optimization goals
* Oversee the implementation of an effective CRM process to build relationships with key Stakeholders, develop a deep understanding of their needs, and ensure those needs are incorporated in the development of a strategic plan that meets the organizational objectives and goals
* Direct overall development of 3- to 5-year strategic plans to forecast future real property space needs at the individual facility level, with roll-up views to the DGS-managed and Metro-wide portfolios; facilitate regular review updates and communicate clear milestone dates and expectations
* Monitor key accomplishments against objectives, and serve as key ambassador to provide progress updates against 3- to 5-year real estate strategic plan to key Metro stakeholders
* Collaborate, plan and interface with the internal DGS divisions including Real Estate Services, Design and Construction, and BOSS in the establishment and operations of a cross-functional environment for real estate planning and finance, transactions, space planning, design and construction, and property management
* Manage the Workplace Strategy subdivision and development of workplace guidelines
* Oversee the development of workplace strategy objectives, policies and procedures for how Metro approaches its real estate space needs, considering long-term operational plans and objectives of Metro Stakeholders as developed through the CRM process (for a subset of the workforce / portfolio to be determined by DGS leadership)
* Consider and advise as to models such as full-time, hybrid, hoteling, and work-from-home strategies and impacts on real estate needs
* Oversee the development of space standards and other standards to support new workplace strategy objectives
* Support the build-out of an occupancy planning group, over time, to perform headcount and space planning activities (supply & demand management) to optimize space and contribute to improved workplace design
* Establish occupancy and utilization tracking methods, including stacking plan
* Direct the preparation and administration of the Strategic Planning Division budget
* Direct and participate in the selection, supervision, and performance evaluation for Strategic Planning Division staff; provide for staff training and development
* Develop and direct the overall implementation of Strategic Planning Division goals, objectives, and business operations
* Additional duties and responsibilities may be assigned to meet the operational and strategic goals of the department
EDUCATION AND EXPERIENCE
Bachelor's degree from an accredited college or university in Real Estate, Business, Architecture, Interior Design, Planning, Finance or other real estate or design-related disciplines and 6 years related experience in large-scale real estate planning or operations; or project management, construction management, design, or change management roles that include large-scale real-estate planning strategies and occupancy functions.

Required to pass and maintain a Metro Nashville Police Department (MNPD) background check

* Comprehensive experience in real estate planning and optimization factors and tools, commercial real estate lifecycle and principles, corporate or governmental real estate space trends, and best practices in real estate space and occupancy planning
* Strong project management skills for complex, long-term projects, including utilization of different software and financial preparation and planning
* Demonstrated experience in cross-functional teamwork utilizing CRM implementation and guiding principles
