Job Description:

Macdonald and Company are partnered with a boutique real estate developer who are seeking to hire a Full-Time General Superintendent for multifamily projects across Texas. As the General Superintendent, you will be primarily responsible for the successful execution of site-specific activities required for the successful completion of multifamily projects on a regional scale. Your primary tasks will include scheduling, forecasting, budgeting, scope review and management, inventory management, mentoring, and team encouragement.

Responsibilities:

  • Site Oversight and Documentation: Conduct site walks, review documentation, communicate and negotiate with subcontractors, observe daily activities, and maintain a working knowledge of all active subcontractors, visitors, and material deliveries. Perform all related office and reporting duties to ensure success and organization.
  • Supervision: Supervise all construction activities related to multifamily projects in a regional market.
  • Collaboration: Assist and communicate with Site and Project Management Teams to ensure the overall success of projects within a regional market.
  • Field Personnel Management: Direct field personnel to achieve project completion on schedule and within budget.
  • Quality Control: Ensure quality workmanship that conforms to the plans and specifications.
  • Project Auditing: Review and audit project schedules and work with Site Teams through final completion.
  • Issue Resolution: Identify potential issues, provide realistic solutions to Site and Project Management Teams, and maintain construction schedules and budgets.
  • Compliance: Periodically inspect contracted work to ensure compliance with contract agreements and all applicable local jurisdictions.
  • Resource Management: Act as a resource for Site Teams regarding municipal inspections and utility companies as they relate to the project.
  • Material Management: Work with Site Teams, Project Engineers, and Project Managers to ensure pertinent materials are reserved, delivered, and inventoried.
  • Relationship Building: Maintain positive relationships with all the Construction Team members, the entire design team, contractors, suppliers, subcontractors, and applicable municipal representatives.
  • Safety: Promote job site safety, encourage safe work practices, and rectify any job site hazards immediately. Demonstrate commitment to an Injury-Free Environment through personal actions and mentoring others.
  • Reporting: Review Superintendents Daily Reports to understand and adapt to weather and field conditions, trade and subcontractor manpower, progress, and conditions impacting the project, as well as Accident Reports, Quality Reports, and other task-related reports.
  • Meetings: Attend subcontractor meetings, review two-week progress reports (previous two weeks and next two weeks), and attend Monthly Progress meetings with the Project Management Team and applicable subcontractors.
  • Training and Education: Act as a training and education resource for the entire field personnel to ensure a successful project.
  • Job Site Organization: Audit and encourage organized job sites and site construction offices.
  • Team Development: Foster a positive work environment and provide for the professional growth and development of employees.

Skills and Experience Required for Success:

  • Experience: Minimum of 10 years of experience in construction management, with at least 2 years in a general superintendent role overseeing multifamily residential projects.
  • Education: Bachelor's degree in construction management, Civil Engineering, or a related field is preferred.
  • Technical Skills: Proficient in construction management software and tools (e.g., Procore, MS Project). Strong understanding of building codes, regulations, and safety standards.
  • Leadership: Demonstrated ability to lead and motivate construction teams. Excellent communication, negotiation, and problem-solving skills.
  • Organization: Strong organizational skills with the ability to manage multiple projects simultaneously.
  • Certifications: Relevant certifications such as OSHA, LEED, or PMP are a plus.
