BASIC PURPOSE:
* Responsible for ensuring the upkeep of the community grounds and maintaining excellent curb appeal.
* Assist the maintenance team with minor tasks when needed.
* Work as a team participant to ensure the community meets the quality customer service standards setby Woodward Management Partners and the Service Director.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
* Represent Woodward Management Partners in a professional manner at all times. Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
* Comply with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations.
* Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
* Communicate with Service Director regarding any issues that adversely impact property operations and ultimate financial success.
* Blow leaves from sidewalks, driveways, parking lots or other common areas.
* Pick up exterior & interior litter, empties and sanitizes trash containers and dog waste stations.
* Assist with maintaining sidewalks during inclement weather.
* Replace exterior/interior light bulbs and globes.
* Assist with washing windows and common area doorways.
* Install and maintains fences and gates.
* Assist with maintaining pool and pool area.
* Deliver resident letters and maintain confidentiality on any sensitive subject matter.
* Perform other duties as assigned by the Service Director.
POSITION REQUIREMENTS:
* Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule
* Must be able to lift up to 50 lbs and exert 50 lbs of force.
* Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
* Must be able to use hands to grip power and hand tools.
