The Group Manager plays a critical role in delivering exceptional property management services to clients, driving performance and growth within their assigned portfolio, and contributing to the overall success of JLL. The Group Manager will oversee a portfolio of multiple office buildings, and the management teams that service each property or portfolio.The Group Manager will be working directly with the clients to ensure a thorough understanding of the investment objectives and the development of property / portfolio strategic plans and operating and capital budgets.WHAT YOU'LL BE DOINGOperations –Provide support to property teams with operational or administrative functions required to ensure compliance with Management Agreements.Jointly communicate effectively with the Senior Portfolio Director on all significant operating, financial, leasing, and administrative issues.Ensure that the Jones Lang LaSalle standards are implemented, met and maintained consistently. This includes all policies and procedures, systems and standards and initiative compliance of the property teams.Oversee the commissioning and startup of key assignments. Ensure the implementation of JLL minimum standards on newly acquired and existing properties.Participate in the development and implementation of strategically oriented plans to meet the management services needs within the division.Oversee all preventative maintenance programs in conjunction with local and regional engineering.Oversee tenant improvement construction projects and capital improvements as required.Ensure that insurance requirements are met for all properties.Initiate and participate in defining department wide policies and procedures.Financial – Implement financial and operational controls to provide the most effective and efficient management of the properties in accordance with the Company's standards and/or owner requirements:Prepare and review annual property business plans and operating budgets, subject to Client review and approval.Prepare and review operating reports in conjunction with Clients' required schedule.Routinely inspect properties to assure the quality of operations.P&L responsibility for their portfolio including fee collection and salary allocations.Client Service: Interface with clients to develop and nurture strong relationships, with the goal of meeting or exceeding their expectations regarding the operational, financial, and marketing efforts for their property / portfolio.Business Development:Cross-sell all Jones Lang LaSalle services to clients and tenants.Interface with leasing brokers to ensure the lease process meets Client's objectives.Participate in and drive new business efforts, both internally and externallyManagement: Prepare staffing and compensation recommendations to Senior Portfolio Director.Train and develop direct reports to prepare for promoting employees from within for future opportunities.Support, assist and direct the growth and development of others within the department.Interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems, in conjunction with Human Resources and Senior Portfolio Director.Perform mid-year and annual performance reviews.Assume a leadership role in the department and assume responsibility for the coordination and successful performance of committees.Work with the Regional Engineer coordinating technical support and developing training programs designed to offer advancement to promising engineering candidates.Coordinate activities of Property Managers and other members of the Jones Lang LaSalle team.Support and assist on department and company initiatives. Be an active proponent of property management within the company and local market.Oversee tenant retention programs.All other duties and tasks assigned.WHAT YOU BRING TO THE TABLEEducation/Training:An associate or bachelor's degree is required. An advanced degree is strongly preferred.Industry accreditation and/or designation is a plus.A minimum of ten (10) years of commercial real estate or property management experience, including budget preparation/financial reporting, familiarity with building systems, lease negotiation, documentation, and administration.Skills and Knowledge:Strong financial and accounting acumen.Ability to read, analyze, and interpret legal documents such as lease documents, claims of lien, etc., as well as general business periodicals, professional journals, technical procedures, or government regulations.Ability to produce well-written reports, business correspondence, and procedure manuals.Ability to effectively present information and respond to questions from senior-level management, clients, customers, peers, and the public.Excellent interpersonal and management skills for interaction with owners, tenants, internal and external clients.Ability to calculate figures and amounts such as discounts, interest, commissions, prorations, percentages, basic measurement of rent, parking fees, late fees, and volume.Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.Ability to analyze, interpret, and explain financial statements and calculate dollar and percentage variances.Significant experience in budgeting, financial reporting, and asset management.Ability to define problems, collect data, establish facts, and draw and present valid conclusions.Ability to solve practical problems and deal with a variety of concrete variables where limited standardization exists.Ability to respond to, and interpret, a variety of instructions furnished in written, oral, diagram, or schedule form.Strategic thinker with strong implementation orientation.Highly motivated and proficient at managing multiple tasks.Ability to prioritize day-to-day operational issues while also taking a leadership role in departmental initiatives.Other Abilities:Must have at least four (4) years of experience managing people, specifically a staff of three (3) or more.Proficient knowledge of Microsoft Office/Suite and any other software program or technology identified as standard for JLL or requested by the client.Must have working knowledge in various budget applications.Certifications/Licenses:LEED AP or Green Associate certification is preferred.A real estate license within your jurisdiction is required within six (6) months of employment with JLL.WHAT'S IN IT FOR YOUJoin an industry leader and shape the future of commercial real estate.
