Forestar Group is currently looking for an HOA Manager The right candidate will incorporate, organize and manage Homeowner's Associations (HOA) from inception through turnover for a designated division. Manage the third-party professional management companies and coordinate in the hand off on the common areas, easements and amenity centers.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
* Collaborate with the Acquisition Team and Region HOA Manager during due diligence to obtain project guidelines, amenities, challenges or other issues that would impact HOA documents
* Obtain due diligence documents such as site plans and layouts to help structure HOA documents and incorporate project modifications
* Visit the project site to visualize the role of well drafted HOA documents and how they will contribute to the long-term success of the project
* Determine the best structure for the HOA determined by the product, individual project characteristics, community amenities and service-oriented functions
* Assist outside counsel to draft and ensure HOA documents address potential problems such as complying with statutory law, defining boundaries, subjecting additional property, assigning percentages, transferring control from developer to unit owners, reserving easements, providing for use, access, and maintenance, and association powers and procedures
* Work with Region Counsel and Region HOA Manager to ensure the structure of HOA documents are based on reasonableness, an essential step in in a project's success, and provide the best protection for all parties involved
* Collaborate with the Acquisition and Development Teams to create realistic capital budgets and reserves
* Manage the issuance, maintenance, and turnover of new and existing bonds
* Responsible for ensuring the accuracy, disclosure content and all documentation provided to the Sales Department
* Set up HOA management by researching, interviewing, and selecting a third-party management company; acquiring at least three bids or proposals for the assignment; releasing the contract; and preparing an HOA budget
* Oversee HOA management and maintenance by serving on all HOA boards and scheduling and attending all HOA meetings in a designated division
* Research and monitor in all division locations, statutory law and updates regarding HOA turnover
* Manage the issuance, maintenance, and turnover of new and existing bonds
* Oversee HOA transitions by scheduling all transition walks, getting the deeds prepared and signed for all common areas, securing all plans and turning them over to the HOA
* Serve on the Architecture Review Committee until turnover
* Continue to gather information regarding the project's geography, land characteristics, planned amenities and demographics
* Facilitate communications between the company, Region HOA Manager, the HOA's, and the third-party management companies in a designated division
* Maintain site plans for all prospective and current projects
* Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Supervisory Responsibilities
May manage two or more employees in the Operations Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Required Qualifications
* Bachelor's degree from four-year college or university
* Three to five years of related experience and/or training
* Must have a vehicle and a valid driver's license
* Strong communication skills including the ability to communicate clearly and present publicly to groups
* Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications
* Proficiency with MS Office and email
Preferred Qualifications
* Licensed Community Association Manager
* Resort, restaurant, golf and/or lifestyle experience strongly preferred
* Ability to multi-task
* Strong attention to detail
