Kamehameha Schools is hiring for a Land Asset Manager to develop & lead complex projects and transactions regarding our assigned assets. This position will be primarily located on the island of Maui and must have strong interpersonal skills along with demonstrated proficiency with portfolio level proforma analysis and budgeting.We are looking for candidates that come from a strong planning and project management background as this position will work collaboratively with our team of Asset and Resource Managers, in addition to vendors, tenants, government agencies, SMEs, etc. Those with experience developing investment strategies and financial reporting and encouraged to apply.Job SummaryManages an assigned portfolio of assets and provides full cycle asset management for the assigned portfolio of properties. Responsible for creating and maintaining real estate value and returns, including overseeing all real estate activities from investment inception and strategic planning for the assigned portfolio. Primary KS representative on lease/tenant negotiations and transactions. Leads development and implementation plans for assigned assets to achieve strategic, financial and operational goals. Responsible for leading and/or participating in cross-functional project teams. This position handles complex transactions, projects, interactions with internal employees and subject matter experts (SMEs), third-party vendors, tenants, government, and community. This position works closely with the Senior Asset Manager and/or Director of Asset Management. May involve travel to various locations, including neighbor islands, to conduct business.
Essential ResponsibilitiesStrategy Development and Planning- Develops and leads plans for each assigned asset that focus on submarket conditions, strategic positioning of the asset, marketing and leasing, capital structure, operating model, cash flow forecasting, valuation, investment and sale time, and performance metrics.
- Asset portfolio may include redevelopment assets.
- Manages project activities and is the lead during strategic planning for the portfolio under management.
- Conducts primary and secondary research of assigned sectors, resource and/or land assets, and market, economic, community, political and real estate trends affecting these assets.
Portfolio Management - Independently negotiates complex sector, land use and/or resource management agreements.
- Leads negotiation and execution of leases and licenses.
- Performs financial modeling and other relevant due diligence for portfolio-level transactions.
- May evaluate activities and/or contract compliance of lessees, contractors, vendors and stakeholders.
- Creates management plans and monitoring strategies for sector, resource or land assets, as needed.
- Assesses and manages portfolio-level legal, environmental, community and financial risk.
- May assist with assessing lessees' compliance with plans, permits and other compliance requirements.
- Leads project teams and supervises staff as assigned.
- Prioritizes and allocates resources between and within projects and programs under management in alignment with KS' strategic goals.
Accountability and Reporting (Financial Management)- Reports portfolio-level financial and operating activities, including operating budgets, rent negotiations, delinquencies, variances, trend analysis, cost control, expenditures, billings and collections, and progress towards plan goals.
- Full profit and loss (P&L) responsibility for assigned portfolio.
Communications, Team Work and Strategic Alliances- Communications
- Communicates and collaborates with team members and other KS staff on status of projects, plans, investments and programs.
- Attends internal and external meetings and represents KS' interests on portfolio, sector or resource-related issues.
- Strategic Alliances
- Establishes and maintains relationships with external stakeholders including tenants, collaborators, vendors, community groups, assigned sector organizations and commodities and government officials.
- Optimizes impact by building relationships and alliances to overcome barriers, share information and accomplish common goals.
- Acts as on-the-ground link between KS and external stakeholders and recommends courses of action to senior managers and directors in their stakeholder management efforts.
Market and Regional Intelligence- Develops firm understanding of regional socio-economic, real estate, political, demographic and other trends
- Maintains a detailed understanding of sector, market, supply/demand and market preference trends
- Keeps current with zoning, regulatory compliance and other land and resource management related fields.
Position RequirementsMinimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed.
- Bachelor's Degree in Business, Finance, Real Estate, Land Planning, Natural Resource and Environmental Management, Natural Sciences, Hydrology, Engineering or other relevant field.
- Minimum of 5 years of directly related work experience in conservation, agricultural or land management and operations.
- Must have, or be able to attain within the first two years of employment, a Hawaii Real Estate Salesperson license.
- Great attention and discipline as it relates to portfolio management and strategic planning.
- Understanding of land and resource management issues, trends and opportunities.
- Understanding of real estate economics.
- Understanding of environmental and resource stewardship practices.
- Demonstrated proficiency in real estate transactional activities and familiarity with typical real estate documents, including leases, purchase agreements, easements, titles, access agreements, notes, and service contracts.
- Demonstrated proficiency with portfolio-level proforma analysis and budgeting, including ability to develop investment strategy and financial reporting.
- Demonstrated ability to synthesize information from various sources for onward reporting
- Demonstrated ability manage highly confidential information using ethical conduct and discretion
- Understanding of principles of net present value and internal rate of return
- Understanding of legal and regulatory processes governing land and resource management
- Understanding of various types of legal, economic, environmental and cultural risks
- Strong planning and project management skills and proven ability to manage competing priorities and deadlines.
- Strong negotiation skills and ability to diffuse and resolve conflict
- Strong leadership skills and ability to build and lead effective teams
- Strong interpersonal skills, including presentation, verbal and written communication skills
- Demonstrated ability to work with external parties (government agencies, land owners, strategic partners, etc)
- Demonstrated ability to work effectively with local communities and have a familiarity with Native Hawaiian communities, agencies and organizations
- Strong computer skills with Microsoft office, property management software and GIS and the ability to learn new systems
- Outstanding customer service orientation
- Valid driver's license
- Demonstrated organizational competencies of accountability, change effectiveness, collaboration and teamwork, communication, Hawaiian cultural commitment, and innovation
Preferred Qualifications- MBA or advanced degree
- Continuing Education in commercial real estate development, appraisal, management, finance, investment, counseling and agribusiness.
- Knowledge of Hawaiian culture, language, and practices
- Knowledge of Hawaii real estate markets; familiarity with trends, supply/demand, and issues affecting real estate.
- Understanding of conservation and agricultural land management and operations
- Professional Association Certification (i.e. CCIM designation)
- Ability to hike to remote areas
Physical Requirements- Frequently sit, perform desk based computer tasks and grasp light/fine manipulation.
- Occasionally stand/walk, write by hand, and lift/carry/push/pull objects that weigh up to 10 pounds.
- Rarely twist/bend/stoop/squat, kneel, crawl, climb, reach/work about shoulder, grasp forcefully.
Working Conditions- This position may involve traveling to various locations, including neighbor islands to conduct business.
- Work is conducted in an office/school environment and may require work to be conducted in non-standard workplaces.
- Work is typically conducted Monday through Friday at normal business hours but evening and weekend hours may be required to meet goals and objectives.
