Job Summary:

Provides system, process, and administrative support for division Land Operations. Maintains and improves processes, systems, and reporting tools for all aspects of Land Operations.

Duties and Responsibilities

Land Development:

· Responsible for managing new land vendor applications, insurance verification, and onboard training.

· Assists in maintaining, loading, and updating development budgets, budget changes and subcontractor input / change order forms.

· Reviews land vendor invoices for quality assurance and codes for approval / payment.

· Manages lien waiver process ensuring all vendors are in compliance.

· Assists in obtaining bond punch-out lists from municipalities.

· Works with subcontractors, consultants, and municipal personnel to complete punch-out lists and reduce and eliminate bond amounts; monitors outstanding bonds, LoC's, and renewals.

· Assists with stormwater permitting, signage, inspection compliance, monthly audits, and training.

· Assists in monitoring contract critical dates and Land Development schedules.

· Assists in the coordination and completion of Land Development activities.

· Assists in compiling, organizing, and analyzing land development costs to create a cost history database.

· Access and print JDE reports.

· Maintains all Land Development and Acquisition files.

Land Acquisitions:

· Assists in compiling and preparation of Land Analysis Forms (LAF) and internal approval packages.

· Assists in the coordination of the Lot Purchase Agreements, closings, and deposit requests.

· Assists in compiling and analyzing projects during the due diligence process.

· Assists in preparations for zoning presentations and public hearings.

· Collaborates with the Land team on the analysis of new land opportunities including CMA's, submarket trends, and jurisdictional requirements.

Homeowners Associations:

· Assists with the necessary due diligence associated with HOA matters in prospective new communities.

· Works with Legal Counsel to draft and record all HOA Declaration, Articles of Incorporation, and Bylaws.

· Assists with the creation, management, and transitioning of HOA's.

· Negotiates and approves Management Company contracts.

· Works with Management Company in compiling and analyzing HOA budgets.

· Establish and monitor HOA fiscal practices and policies and M/I deficit funding.

· Works with Management Company to control the build out and maintenance of the community.

· Provides Management Company with approvals for necessary architectural review improvement requests.

· Works with Management Company to manage community common areas and amenity services; establish, re-evaluate, manage scope of work, contracts, and field issues.

Community Start-up:

· Responsible for coordination of lot fit matrices for each community.

· Assists in establishing and managing the New Community Tracker / Critical Path for new projects.

· Assists in supplying the Construction and Sales teams with necessary information.

· Coordinates community “turnover” to Construction and Sales from Land.

Other:

· Assist with special projects as requested and perform additional duties as required.

Requirements

Minimum Education Experience:

BA/BS degree in Real Estate, Finance, or Accounting or minimum of 3-5 years of related experience with an understanding of land acquisition, entitlement and/or development.

Homebuilding experience preferred, but not required.

Skills and Abilities:

Ability to work in a high paced team environment but is also a self-starter with the ability to multi-task.

Proven ability to effectively partner with key position constituents (division colleagues, homeowners, government officials and vendors) to manage in a matrix and achieve desired results.

Experience in successful project management; a planner, organizer, and implementer.

Detail oriented, analytic, problem solver.

Strong knowledge of Microsoft Office Suite including Excel, Word, and PowerPoint.

Work Conditions and Physical Requirements:

Office environment.

Exposure to typical Tennessee weather conditions, from time to time.

Requires some local travel within the market, including city and rural, day and night driving.

Position requires mixture of in-office and field work, visiting communities both under development and completed.
