Job Summary: Effectively manage the project design & permitting process, budgeting, site development, and development scheduling in order to deliver finished lots on time and within budget. Duties and Responsibilities
- Manages the overall project entitlement, development, and acceptance processes, including due diligence, preliminary site plans, construction plans, final plats, site development and inspections
- Manages the bid process for all land vendors related to subdivision site development, including proposal solicitation, review, selection, and contract execution
- Manages the bid process for all common subdivision elements development (hardscape, landscape, and amenities), including proposal solicitation, review, selection, and contract execution
- Creates and maintains detailed project schedules for subdivision site development, hardscape, landscape, and amenities to ensure project milestones are met and finished lots delivered on time, including monitoring actual vs. budget timelines and identifying critical paths and problematic processes with suggestions for corrective actions if necessary
- Creates and maintains detailed project budgets for subdivision site development, hardscape, landscape, and amenities to ensure projects are developed within budget, including Pay Application processes (review, payment coding, and tracking)
- Interface with governmental agencies and related consultants to ensure the entire process from design & permitting through subdivision acceptance will be delivered on time and within budget, as necessary
- Participate in CDD and/or HOA meetings as necessary
- Manage cash flow and budget updates as required
- Assist with special project and additional tasks as required
