We are searching for an engaging, passionate, Lead Custodian-Maintenance Tech -Pleasanton to help lead our College during this ever-changing Community College environment.Target start date: 9/23/2024 Employment Type: Non-Exempt Hourly Pay Rate: 14.10 - 16.00 Primary Site Location: Pleasanton Open Until FilledEssential Functions: The Lead Maintenance Tech/Custodian will lead, participate and occasionally build, remodel and repair in various types of settings throughout college facilities and buildings (offices, classrooms, restrooms, sheds, scaffolds, frames, fences, and other structures). Participate in custodial/maintenance activities and provide work direction and guidance to custodial personnel assigned to maintain college facilities and buildings. Duties and Responsibilities:Safe operation of various equipment, machinery, hand and power tools, including but not limited to: power saws, drills, painting equipment, air compressors, floor maintenance equipment - buffers, vacuums, shampooers, etc. Preferred candidate should be experienced in woodwork, wood and metal wall construction, roofing repairs, minor concrete work. Drywall tape, float and texture, painting practices, various types of general maintenance associated with commercial buildings. Must work well with others and follow written and oral instructions. Must be able to read and write to understand and successfully complete safety training procedures. Must possess good work ethic and pride in workmanship and perform other duties as assigned. Provide exceptional customer service for the college community. Order, receive, and verify for accuracy of all supplies and materials for facility operations. Participate in meetings, workshops and personal improvement classes as required. Work closely with physical plant & facility personnel to ensure facility operations meet the needs of the college community at the assigned college site. Must be organized and detail oriented. Experience using and comfort with technology, basic Microsoft Office and work order software etc.as well as the ability and willingness to learn new computer-based programs. Applicants should be familiar and comfortable with a busy office environment. Background/experience in a construction environment preferred. Ability to maintain communications with contractors, vendors, and establish working network for facility services. Ability to work with contractors/vendors to acquire quotes for facility services. Ability to communicate effectively in oral and written expression. Ability to interpret complex rules and regulations. Ability to work under strict time constraints. Ability to follow written and oral instructions. Ability to establish and maintain harmonious working relationships with other coworkers. Ability to work independently. Ability to retrieve, revise, edit, organize and store/file documents. Ability to exercise discretion in handling confidential information. Familiarity with OSHA preferred. CUSTODIAL DUTIES:Train, assign and provide work direction and guidance to assigned personnel. Inspect work in progress and upon completion. Assure that work is performed in compliance with instructions, meeting quality standards. Leads and participates in the performance of custodial work such as cleaning, dusting, polishing, waxing, setting up furniture, equipment and performing minor maintenance. Manage and participate in the total campus cleaning and maintenance functions during semester breaks. Manage all college event setups/breakdowns at the site. Including tables, chairs, podiums, signage, etc. as needed for events. Assure proper care and use of equipment and materials; track inventory and order supplies as delegated, issue supplies and assure that proper supplies are stored to maintain assigned campus; requisition supplies and parts. MAINTENANCE DUTIES: Perform building maintenance, repair and emergency services as needed. May require carpentry work, assists in repairs or replaces existing windows, doors, walls, ceilings, floor tiles and base; installs classroom fixtures (whiteboards, screens, monitors, etc.); builds concrete molds and forms. Responds to emergency calls and work requests; repairs, and repair roof/ceiling leaks; performs urgent minor/major repairs to doors, windows, floors, and ceilings. Performs related duties as necessary and within the general scope of regular and preventive maintenance tasks related to the position. Consults and works with other trade workers; may provide assistance, instruction and direction to coworkers as needed. Install signs, display boards, blinds, fixtures (soap and paper goods dispensers, etc.); repairs furnishings (tables, chairs, desks, lab benches, etc.) Performs plumbing, minor electrical, lighting, Perform general HVAC preventative maintenance services, replace filters, clean coils, vents, adjust climate controls - thermostats, clearing drains to prevent water buildup and leaks, running basic system checks to find and fix small problems before they become big repairs. GROUNDS MAINTENANCE DUTIES:Ability to perform minor concrete work, asphalt repairs, various types of general repairs, maintenance and beautification associated with commercial building grounds and parking lots. Must work well with others and follow written or oral instructions. Must be able to read and write to understand and successfully complete safety training procedures. Must possess good work ethic and pride in workmanship and perform other duties as assigned. Duties may include but are not limited to the safe operation of various equipment in the performance of the following tasks: Edger and chain saws Weed trimmers and leaf blowers Fork-Lift Vehicles Digging and Trenching Trim trees and hedges Watering and irrigation Removal and maintenance of trash and waste General maintenance Cleaning flower beds Other Responsibilities: Will participate in College responsibilities such as Institutional Effectiveness Committee, Task Force, etc. Travel Requirements: Will require travel to all Coastal Bend College campuses as needed. Travel during evening and weekend hours may be necessary as required by the College. Travel to all CBC sites and other off-site locations for meetings as needed. Environment: Most work takes place throughout all college campus facilities, which exposes employees to inside and outside elements such as dirt, fumes, noise, chemicals, and all types of weather conditions on a daily basis. While performing the duties of this position, the employee is frequently required to stand for long periods, daily use of custodial equipment, communicate frequently with staff and supervisors, reach and manipulate objects, tools, supplies, machinery or controls. The nature of this position necessitates frequent and continuous movement, extensive mobility, and range of motion. Duties will involve moving materials, supplies, and equipment, weighing 5 pounds or more on a regular basis and up to 50 pounds or more on an occasional basis. Manual dexterity and coordination are required over 85% of the work period while operating tools, equipment or machinery such as computer keyboard, mouse, power saws, and drills, painting equipment, fork-lifts, floor buffers, handheld disinfecting foggers, and similar equipment/machines. Minimum qualifications:High school diploma or G.E.D. required. Preferred qualifications:Background and Experience/ExpertiseDetails Equals Must possess a current Texas driver's license or obtain one within thirty (30) days of hire. 2 - 3 years' experience in commercial building maintenance and custodial position including one year supervisory experience, or an equivalent combination of education and experience; Working knowledge of standard custodial and building maintenance practices procedures, and techniques; demonstrated ability to schedule work of custodial employees; Ability to operate custodial and maintenance equipment; Skill in use of maintenance and custodial tools, supplies and materials; Requires regular, reliable and predictable work attendance; Good knowledge of proper chemical storage, use and inventory; Effective organizational and planning skills; Effective communication skills both orally and in writing. Prior experience at a school district, college or a similar higher education environment, or a large multi-building facilities environment. Bi-lingual ability preferred Subject to a criminal background check prior to employment.
