As a member of the Facilities and Engineering team, this position shares responsibility for engineer on-duty coverage of Seattle Symphony activities and client functions on evenings and weekends. The position requires a broad range of large commercial facilities knowledge and hands-on technical skillsets performed with high standards and the ability to work both independently and collaboratively as part of a team. The Lead Facilities Maintenance Engineer is responsible to perform their duties in a safe, professional, and efficient manner according to established policies and procedures.Essential Job Functions:•Monitor, adjust and utilize the commercial building automation system to monitor, schedule and operate the HVAC equipment to provide a comfortable environment for the building occupants•Perform inspections and conduct periodic general preventive maintenance on the building mechanical, electrical, and plumbing systems. This involves normal lubrication, adjustment cleaning, water treatment, and periodic testing of all equipment including but not limited to chillers, cooling towers, pumps, air handling units, boilers, VAV boxes, variable frequency drives, water heaters and air compressors•Repair and maintenance of building systems and equipment including but not limited to doors, walls, ceilings, light fixtures, plumbing fixtures, roofs, locks and keys•Assist in supporting all Benaroya Hall events and work closely with event managers, internal staff and clients.•Complete daily shift-logs and perform visual inspections of all building mechanical and life safety equipment to ensure normal operation•Respond to, prioritize, and complete assigned work orders via the CMMS work order tracking system•Assist in the maintenance of spare parts inventories and associated parts ordering.•Support and monitor work activities of contractors & outside vendors and assist them as directed or as needed.•Respond immediately and effectively to ensure building occupant safety in all emergency situations including fire, evacuations, and equipment failure•Comply with all applicable codes, regulations, and company directives as relates to building operations and practice safe work habits•Be courteous, neat, clean, and in proper uniform; always representing the Organization in a professional mannerBenaroya Hall values diversity and inclusiveness in the workplace. In addition, the Seattle Symphony will provide reasonable accommodations for qualified individuals with disabilities. #ZR RequirementsQualifications:•Minimum of high school diploma or equivalent•Must have a minimum of 4 years' experience performing a variety of skilled commercial building maintenance and the ability to independently diagnose, troubleshoot and repair routine electrical, mechanical and plumbing problems. Graduation from qualified technical school may partially substitute required experience.•Journey level standing as HVAC Mechanic. Proven hands-on experience in diagnostics and repair of motors, motor control and wiring, bearings, sheaves, drive belts, balancing systems.•Knowledge of Siemens Insight DDC Controls a plus.•Knowledge and skill in maintenance and repair of refrigeration equipment.•Capable of working on electrical systems and repair from 24 to 480 volts. A Washington State 07 Specialty Electrician Trainee Certification; or must be willing to pursue and obtain within 90 days of employment•Strong knowledge of Chilled Water Plants including Cooling Towers and Open/Closed Loop Water Treatment - Universal CFC Certification should be pursued and obtained within 6 months of hire•Must have a strong working knowledge of plumbing systems and repair. Ability to perform installation, adjustment and repair of restroom plumbing equipment such as faucets, flushometers, drains and traps. Good understanding of hydronic systems, balancing systems, steam/heat exchange desired•Hands-on general and finish carpentry skills, drywall repair, troubleshooting, maintenance and repairs of doors and hardware including Fire Control Systems and ADA compliance/mechanisms.•Demonstrates competency with the methods, tools, and equipment used in the maintenance, repair, and troubleshooting of HVAC, plumbing and electrical equipment•Must be proficient in the use of a personal computer, Microsoft Office applications, handheld communication device and have knowledge of CMMS software•Proficient ability to read blueprints, schematics and wiring diagrams.•Ability to safely install and operate rigging and lifting devices, and work in high places on a regular basis. Participate in ongoing safety programs•Must possess a valid driver's license with good driving record•Excellent communication and customer service skills•Solid understanding and working experience with FA-Systems and testing including Backup Emergency Generated PowerPhysical Requirements:The physical requirements described here must be met by the employee to successfully perform the essential functions of this job.
