POSITION SUMMARY: To provide scheduling and work direction to specialty trades and maintenance mechanics for service calls, preventive maintenance assignments, corrective assignments, and other activities necessary for the management of the day to day departmental maintenance and operations activities. Personally performs like functions requiring direct application of trade skills and knowledge. Performs all types of maintenance and repair work and related tasks necessary to maintain, operate and/or construct buildings, grounds, property, utilities and equipment. Leads other technicians through work distribution, job scheduling, coordination with other crafts and through monitoring/evaluation of performance. This position provides team leadership to skilled HVAC, Electrical, Plumbing, Carpenter, Painting technicians, and maintenance mechanic technicians. Communicates with peers, staff, contractors, tenants and all customers on job or project issues and details.
ESSENTIAL FUNCTIONS: Qualified individuals must have the ability (with or without reasonable accommodation) to perform the following duties:
- Coordinates, schedules, and directs activities related to work performed by skilled and maintenance technicians and notifies department on progress.
- Monitors job performance of subordinates, administers the PMP and provides technical support and encouragement for trade development and advancement skills.
- Actively communicates, both verbally and in writing, with subordinates, peers, staff and customers to expedite workflow, facilitate scheduling, resolves problems and to enhance productivity.
- Orders required repair and installation materials for maintenance and project purposes. Monitors and manages departmental budget within predetermined parameters.
- Records and maintains applicable documentation for DOH and TJC and other regulatory agencies.
- Maintains and prepares schedules and makes daily work assignments to accommodate all requirements.
- Troubleshoots and repairs medical air and medical vacuum systems, HVAC systems, Electrical systems, Boiler systems and other associated mechanical systems.
- Performs preventive maintenance duties such as lubricating equipment and repairing component parts or the adjustment and regulating of equipment such as replacing gaskets, repairing machines, etc.
- Repairs and makes adjustments on beds, litters, stretchers, etc.
- Repairs various call signal systems, telephone, intercom, paging systems, etc. as received through daily work orders.
SECONDARY FUNCTIONS: The following duties are considered secondary to the primary duties listed above:
- Performs general metal working and cutting tasks.
- Repairs and installs piping, conduit and duct work.
- Fabricates or repairs metal and items as may be required to maintain patient area equipment.
- Services and repairs pumps, motors and valves.
- Participates in the on-call responsibilities for this position as required.
- Performs other duties as assigned.
JOB REQUIREMENTS MINIMUM REQUIRED QUALIFICATIONS: - Graduate of Trade school and/or apprenticeship
- Five (5) years of mechanical vocational training or equivalent on the job training
- Five (5) years of electrical vocational training or equivalent on the job training
- Two (2) years tradesman supervision/leadership or equivalent on the job training
PREFERRED QUALIFICATIONS: - Five (5) years of vocational training/trade school with electrical, mechanical, building training and hospital construction/maintenance
