The Leasing Consultant performs all activities relating to the successful leasing of apartments in order to ensure attainment of budgeted occupancy and net operating income.

Qualifications:
- Commission sales experience preferred.
- Urban residential leasing experience preferred.
- Must have the availability to work a flexible schedule- any day of the week.
Responsibilities:
- Establishes and maintains good relations with residents, prospective residents, all customers, and co-workers.
- Ensures that the Sales office, models, vacant units, and common areas meet our standards on a daily basis and report deficiencies to Property Manager.
- Responds to phone inquiries; provides complete information on the apartment, the property, and area information.
- Maintains detailed knowledge of local market and conditions. Identifies area competitors in order to complete market surveys and stay abreast of market conditions.
- Adheres to established policies related to fair housing.
- Presents the property, model, vacant unit, and amenities to prospects in a professional and knowledgeable manner.
- Provides prospects with brochure, floor plans, and all collateral material.
- Follows-up with a phone call and thank you card within 24 hours of initial property tour.
- Inputs all guest cards and other sales related information into property management software on a daily basis.
- Processes all rental applications for approval; verifies all pertinent information and submit to manager for approval.
- Prepares lease, required riders, and all addenda for new move in.
- Inspects apartment before move in and report deficiencies to appropriate personnel.
- Communicates with co-workers, management, residents, vendors, and all outside contacts in a courteous and professional manner.
- Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts.
- Prepares and deliver various reports as requested.
- In conjunction with the management staff, assists in organizing and promoting resident functions.
- Participates in monthly outreach events.
