DescriptionSCOPE: The Leasing Coordinator is to ensure all vacant units are filled with eligibility applicants from the waiting list according to preference, date and time, in sequence order. The vacant units must be in compliance with LIHTC, HOME, NSP, LIPH, PBRA Multifamily housing program rules and regulations when filling units. This position reports directly to the Manager of Compliance.ESSENTIAL DUTIES AND RESPONSIBILITIES:The below statements are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required.
  • Review and monitor changes in wait lists daily; ? Preparing eligible applicants for upcoming vacant units at various properties; ? Determine if eligible applicant meets the requirements of LIHTC, HOME, NSP, LIPH, PBRA Multi-Family housing programs; ? According to the wait list, schedule viewing of the units with property managers on designated day of week;
  • Schedule leasing for properties during specific hours and days designated and communicating to property manager through schedule and email;
  • Complete move-ins, interim and re-certifications for all programs; based on program rules and regulations that governs HUD, OHFA, OCCH, HOME, IRS 4350.3
  • Purge waitlist for each program
  • Generate and select from the waitlist based on the Tenant Selection Plan and ACOP
  • Provide continuous recommendations regarding Record Retention policy;
  • Maintain status reports for property assigned
  • Maintain confidentiality at all times; and
  • Perform additional duties as assigned.
  • Must receive certification in Multi-Family Housing and attend the required OHFA compliance training within a year of hire, anniversary date of hire.
RequirementsQUALIFICATIONS:To perform this job successfully, an individual must be able to perform each competency satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
  • Working knowledge of Fair Housing Laws, Affordable Housing (Low Income Housing Tax Credits, Housing Choice Voucher, Low Income Public Housing, Multi-Family Housing Program), Annual Re-certifications, LIHTC Compliance Regulations, Voluntary Conversion (Project Based) and Leasing;
  • Strong math, analytical, oral and written communication skills;
  • Proven ability to conduct research, coordinate multiple projects, solve problems, prepare/update supporting documentation and maintain records;
  • Demonstrated ability to work independently as well as part of a team, to exercise tact and diplomacy and maintain confidentiality;
  • Ability to work under pressure and successfully meet deadlines;
  • Excellent decision-making, interpersonal and time management skills;
  • Proficient in Microsoft word and excel programs;
  • Must be able and willing to travel to all company locations to carry out duties and responsibilities associated with compliance;
  • Ability to interpret Rules and Regulations;
  • Ability to do presentations to a diverse audience;
  • Prepare basic correspondence, organizational skills, and file organization;
  • Ability to handle shifting and multiple priorities in a fast paced, growth environment; and
  • Experience working with diverse groups, i.e. staff, residents, outside contacts.
EDUCATION/EXPERIENCE/CERTIFICATIONS:
  • Minimum Associate Degree with two (2) years' experience in Affordable Housing;
  • Bachelor's degree preferred or equivalent experience of three (3) years' Affordable Housing
