Job Summary

The Main Office Maintenance Coordinator (aka: Building Maintenance Specialist) is a full time Monday - Friday position that is responsible for general maintenance services, cleaning, and room preparation at the Emmaus Corporate Office. A successful Building Maintenance Specialist performs duties safely while maintaining professional and quality customer service.

Daily Routine: Every day will present new challenges, but most days will start with a thorough visual inspection of both the inside and outside of the building.

Your day will begin with walking through each room, inspecting from floor to ceiling for any repairs that may be needed, trash that needs to be picked up, or areas that look cluttered or disorganized.

You will ensure that all areas are clean and tidy, completing minor repairs yourself or reporting larger issues to our maintenance team. While major repairs or those requiring specialty skills will be handled by professionals, you may be responsible for tasks such as changing light bulbs, buffing scuffs from walls, performing spot drywall repairs (including painting and puttying), and removing carpet stains.

Your inspection will also cover the building's exterior, including landscaping, outside signage, the parking lot, lighting, windows, and doors. You will identify any issues and address them or report them as needed.

Each day you will spend a little time at the front desk answering phones and directing visitors while our administrative specialist takes breaks.

Additional Responsibilities: Throughout the day, you may be involved in a variety of other tasks. This can include moving chairs and furniture for room setups and event tear downs, running errands such as trips to the DMV, office supply stores, and other necessary locations, and delivering fleet vehicles to homes or assisting with the delivery of supplies. You will also manage and organize supply shelves, ensuring they are well stocked.

You will be the eyes of the building communicating feedback on the lawn, landscaping, parking lot, signage, and interior are being maintained. At times, you will be responsible for freshening up those areas, and at other times you will coordinate the vendor services to ensure the tasks are completed in a timely manner.

To excel in this role, you should have a strong attention to detail and the ability to identify and address minor issues before they escalate. Basic handyman skills are necessary for performing small repairs and maintenance tasks. Strong organizational skills and the ability to manage multiple tasks effectively are crucial.

A proactive attitude and the ability to spot areas needing attention or improvement, and the initiative to address these issues promptly, are essential. Ultimately, we are looking for someone to either fix issues as they are noticed, or alert the appropriate resource to get the issue fixed.

Key Responsibilities

* Performs general maintenance, cleaning, and room preparation at Main Office and Learning Lab which may include painting, spill clean-up, trash disposal, small electrical projects, small building projects, general cleaning, room set up and reset, weed removal, raking, power washing, floor care, cleaning inside and outside of appliances, changing light bulbs, monitor and change filters, and handle toilet and drain clogs.

* Moves furniture and appliances. Assembles furniture when needed.

* Orders and maintains inventory of supplies related to office cleaning and maintenance (cleaning supplies, toilet paper, hand soap, paper towels for dispensers, trash bags, and all other related items)

* Maintains, cleans, and prepares rooms Based upon instructions given.

* Utilizes and maintains company tools and equipment properly.

* Properly documents and communicates in-progress or completed assignments.

* Communicate with stakeholders about issues, resolutions, timelines, and expected outcomes.

* Collaborates on projects across departments when necessary.

* Ensure monthly safety drills and inspections are completed at both Main Office and Algana, this includes fully stocked First Aid Kits.

* Other duties as assigned.

Qualifications

Standard - Demands of the Job

* Able to perform functions described in job responsibilities.

* Able to lift 75 pounds and assist with lifting, transferring, or moving equipment up to 200 pounds with the assistance of equipment. This includes loading and unloading from average vehicles and vans.

* Able to drive company vehicles independently. May be exposed to extreme weather conditions.

* Able to operate email, use timeclock program and respond to work orders. Able to operate general office equipment and computers including typing, learning new software applications and programs as related to performing job functions.

* Able to attend work as required by position assignment including working a flexible schedule to support team as needed.

* Able to work in a fast-paced environment.

* Able to effectively manage competing priorities.

Job Requirements/Desired Education and/or Experience

* HS Diploma/equivalent required.

* Minimum of 2 years of experience in janitorial work or maintenance related field required.

* Basic skills using Microsoft Office products - with an emphasis on email required.

* Valid driver's license required.

* Acceptable driving record and valid vehicle insurance required.

* Must be at least 18 years of age.
