Location: Montour Falls,NY, USA
Position Goals:
Assist the Director to ensure a safe, efficiently operating building and grounds within approved budget guidelines. Maintain adherence to state and local safety standards. Monitor equipment for proper operation, protect equipment and report inadequacies. Notify Director of any damages, deficits and disturbances to get budget approval for repair/replacement. Deal with reasonable complaints/requests with professionalism and patience. Adhere strictly to rules regarding health and safety and confidentiality and be aware of any company related practices.
Routine Duties of the Job:
Review the maintenance request log daily and schedule the work according to priorities established by the Director. Respond to urgent and emergency situations as necessary. Interact with residents daily, in a caring and supportive way. Respond to casual requests by residents, act promptly or schedule for later. Maintain records on equipment, repairs, costs, etc. Inventory repair supplies. Assist in keeping shop, tools and supplies clean and organized. Complete safety checks throughout building/grounds. Ensure safety equipment is functional and current. Conduct routine and incidental maintenance. Repair furniture. Repair/paint walls, windows, doors, trim etc. Repair systems including heating system and air conditioner units, electric, phone, cable, plumbing, etc. Manicure landscaping and make amendments to grounds as needed.
Expectations:
Good attendance and punctuality. Maintain good personal hygiene and wear safety shoes, goggles, etc. when needed. Able to change priorities on a daily basis. Able to respond to emergency calls evenings, weekends and holidays. Participate in in-service trainings. Wear PPE when necessary. Observe safety policies and procedures at all times. Interact with residents in a patient and kind manner at all times. Work independently with minimum supervision. Act as a team player, helping other staff when possible.
Skills/Experience Requirements:
Verifiable knowledge and experience in all disciplines of maintenance including electrical, plumbing, heating systems, air conditioning units, lighting, communications, cement, lawn/garden, etc.
Cognitive Requirements:
Able toread and understand written materials and directives, whether typed, printed or cursivewrite, understand and speak the English language fluentlymaintain confidentiality of information relative to residents, company and co-workersmaintain awareness of surroundings at all times for safety reasonsmanage time/duties for the shift.
Physical Requirements:
Able tosafely perform duties with functional eyesight and hearing crawl, kneel, bend-over, squat, stand and walk about for the entire dayclimb and work from a ladder two stories highlift up to 60 poundswork with hand tools using minor muscle groups over an entire shiftsit, stand and move about an area during the entire shiftwear PPE for hours at a timego up and down stairs relatively quickly as needed.
