Position Summary

Provides ongoing preventative maintenance and resident assistance, building and grounds maintenance, troubleshooting maintenance problems and various related tasks as assigned. Performs most tasks independently with occasional assistance of outside vendor. Is available to respond to maintenance emergencies that may arise outside of regular working hours.

Essential Functions and Responsibilities

* Ensures the CAPLICO Core Values and Code of Conduct are adhered to at all times.

* Ensures compliance with Resident Rights and HIPAA policies at all times.

* Coordinates with appropriate facility staff when scheduling/planning all jobs.

* Ensures maintenance services are available 24 hours/7 days a week to handle emergencies that cannot wait until regular daytime hours. This may involve overtime hours, at the discretion and approval of the Maintenance Director and/or Executive Director.

* Maintains a preventive maintenance log to track tasks that are due and task completion dates.

* Inspects specific areas on a routine basis and promptly corrects any problems found. Areas for routine inspection may include but are not limited to:

o Lighting/ballasts/circuit breakers.

o Water heater/water softener/boiler/holding tank.

o Heat pumps/air conditioning.

o Kitchen equipment.

o Carpets and flooring.

o Fire and safety equipment. Ensures that extinguishers have been properly inspected.

o Facility-owned vehicles.

* Oversees and monitors utility usage to maximize efficiency and avoid waste.

* Assists residents when moving, including but not limited to transporting furniture and pre- boxed personal belongings.

* Performs broad range of repairs for residents, including but not limited to fixing lamps, electrical cords, etc.

* Surveys vacant resident units to determine needs; addresses same, including but not limited to carpet cleaning/shampooing, spackling, painting, etc.

* Maintains common area carpets and furniture using approved products and machinery.

* Replaces light bulbs and cleans lighting fixtures. Ensures outdoor lighting is functioning and free of bugs or debris.

* Cleans kitchen equipment, including but not limited to kitchen hood, steamer, ice machines, vacuuming refrigerator coils, grease traps, etc.

* Maintains safety of facility vehicles, including but not limited to periodic maintenance and annual inspections.

* Maintains all lawns and shrubbery, including but not limited to watering, weeding, mowing, replacing, seeding, and trimming.

* Maintains outdoor furniture in good repair.

* Picks up all outside litter. Keeps grounds and parking areas tidy. Removes and transports facility trash to dumpsters regularly.

* Maintains all equipment, including but not limited to vacuum cleaners, lawn tractors, mowers, snow blowers, etc.

* If applicable, performs prompt and effective snow removal to ensure resident and staff safety. This includes, but is not limited to shoveling sidewalks, clearing parking areas and spreading de-icer.

* Analyzes and troubleshoots problems by performing necessary repairs, including but not limited to clogged drains, leaking faucets, clogged toilets, and malfunctioning ice machines, dishwashers, washers/dryers, heat pumps, etc.

* Utilizes appropriate experienced vendors for equipment repairs requiring special expertise, such as watermain breaks, fire sprinkler systems (if applicable), fire safety equipment, and freezer/refrigerator repair.

* Coordinates with outside vendors for approved services.

* Maintains an appropriate working inventory of supplies necessary to keep building and related equipment in constant working order.

* Provides supervisory oversight of other maintenance and housekeeping staff, including but not limited to job assignments, training, discipline and evaluation.

* Manages activities of the department so as to meet department budget expectations.

* May perform other duties as assigned by the Executive Director.

* None.

Work Environment

* Works all throughout the community/facility.

* Requires standing, walking, twisting, bending, kneeling, stooping, stretching and frequent heavy lifting of items, including but not limited to dressers, couches, and heat pumps

* Is subject to frequent interruptions.

* Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances.

* Is subject to call-back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.).

* Is subject to hostile and emotionally upset residents, family members, personnel, and visitors.

* Is subject to injury from falls, burns from equipment, loud noises, odors, etc., throughout the work day, as well as to reactions from dust, disinfectants, tobacco smoke, and other air contaminants.

* Is subject to exposure to infectious waste, diseases, conditions, etc., including TB, COVID-19 and the AIDS and Hepatitis viruses.

* May be subject to the handling of and exposure to hazardous chemicals.

Physical Demands and Sensory Requirements

(With or Without the Aid of Mechanical Devices)

* Must be able to move frequently throughout the workday.

* Must be able to cope with the mental and emotional stress of the position.

* Requires hand-eye coordination, manual dexterity, normal range vision or the use of prosthetics that will enable the senses to function adequately to ensure that the requirements of this position can be fully met (e.g.: accurately read measurements on resident related equipment such as thermometers, monitors, gauges).

* Must be able to function independently, have personal integrity, flexibility and the ability to work effectively with residents, employees, visitors and support agencies.

* Must be in a good general health and demonstrate emotional stability.

* Must be able to relate and work with the disabled, ill, elderly, emotionally upset and at times, hostile people within the facility.

* Must be able to push, pull, lift and carry up to 100 pounds.

* Must be able to assist with the evacuation of residents.

Specific Requirements

* Must be able to read, write, speak, and understand the English language.

* Be a minimum of 18 years or age.

* Must be able to obtain criminal history clearance.

* Must comply with all training requirements.

* Must be capable of using hand tools, drills, plungers, carpet cleaners, vacuum cleaners, vacuum backpacks, mowers, snow blowers if applicable, lawn tractors, motor vehicles and dishwashers.

* Must not pose a direct threat to the health or safety of other individuals in the workplace.

* Possess the ability to make independent decisions when circumstances warrant such action.

* Ability to be calm and level-headed in emergencies.

* Well groomed, professional and possess ability to work harmoniously with other personnel.

* Follows written and oral instructions.

* Knowledgeable in the use of computers, e-mail, spreadsheets and document word processing.

* Maintain patience, tact, cheerful disposition and enthusiasm, as well as ability to handle residents, staff, and visitors, based on whatever maturity level they are currently functioning.

* Valid driver's license; must possess and maintain a clean driving record with no major violations.

Education and Experience Requirements

* Prior experience in building maintenance.

* Must possess knowledge of the following:

a. Plumbing, including but not limited to design/mechanics of commodes, plumbing fixtures, drains, discharge lines, hot water heaters, dishwashers, ice machines, etc.

b. HVAC, including but not limited to general principles of HVAC and heat pump operation/mechanics, and refrigeration.

c. Electricity, including but not limited to wiring, voltage, amperage.

d. Mechanics, including but not limited to design/operation of engines
