This is managerial work involving maintenance services, force account project work, personnel management, and policy management of the physical plant facilities assigned to Facility Maintenance in Raleigh area including the Dorothea Dix Campus and Governor Morehead School Campus. Primary maintenance responsibilities include providing the following specific types of services: HVAC, Plumbing, Carpentry, Garage, Locksmith, and Steam Plant. Duties include the supervision of trade supervisors and providing para-professional engineering assistance to the Facility Maintenance Director as required. This position will be assigned to the Dix Campus and report directly to the Facility Maintenance Director of the Facility Maintenance. The normal work hours for this position will be 7:30 AM to 4:30 PM Monday through Friday. This is an essential position and will be expected to report for duty during periods of adverse weather and emergency callback situations.

Listed below are the knowledge, skills and abilities (KSAs) associated with the position. These KSAs, along with the minimum education and experience listed, are required in order to be deemed eligible for the position therefore you must provide supporting information, within the body of your application, to demonstrate your possession of each KSA listed.
Qualified applicants must possess, and application must clearly reflect work experience that demonstrates the following:
* Experience applying understanding of maintenance, repair, and renovation methods for mechanical and building trades.
* Documented experience interpreting mechanical and building layout plans, specifications, and relevant codes effectively.
* Experience evaluating repair/maintenance needs and estimating repair costs and identifying necessary replacement parts.
* Proven experience in planning, directing, and coordinating work across various skill level while ensuring code compliance.
Necessary Special Qualifications:
Current certification by the EPA as a Type I, II, Ill or Universal technician as required by 40 CFR part 82, subpart F.
Physical Requirements:
HEAVY WORK- Exerting up to 100 lbs. of force occasionally, and /or up to 50Ibs of force frequently, and /or up to 20 lbs. of force constantly to move objects.
Work will be performed outside during all types of weather conditions.

Associate's degree in construction management, air conditioning, heating and refrigeration technology, industrial maintenance technology or mechanical engineering technology from an appropriately accredited institution and four (4) years of progressive experience in construction or facility maintenance including two (2) years of supervisory experience in construction, maintenance and/or repair of buildings and facilities.
OR
High school or General Educational Development (GED) diploma and five (5) years of progressive experience in facility maintenance or construction including experience in at least three (3) building or mechanical trades including two (2) years of supervisory experience in construction, maintenance and/or repair of buildings and facilities; or an equivalent combination of education and experience.
