Its mission is to preach the gospel of Jesus Christ and to meet human needs in His name without discrimination.Job Objective:Under minimal supervision of the Corps Officers, the Maintenance Coordinator is responsible to oversee and perform building maintenance for all Fort Wayne Salvation Army properties. The Maintenance Coordinator will provide direct supervision to janitorial staff and janitorial volunteers. They provide support to other departments or staff by assisting or coordinating set up and tear down for events, programs, or functions and report all potential building and grounds issues to the Corps Officers and Administrative Manager.Essential Functions: •Support the mission of The Salvation Army•Supervise the daily activities of the janitorial staff, ensuring they are in compliance with all cleaning schedules•Ensure any repairs to the building or facilities are completed or scheduled in a timely manner•Periodically check the building for structural soundness, bringing potential issues to the attention of the Corps Officers as soon as possible•Help ensure compliance with all fire codes•Ensure all painting, heavy cleaning of carpets, walls and exterior of building, landscaping and lawn maintenance are performed on a regular basis•Ensure vehicles are cleaned and maintained on a regular schedule to include oil changes, routine servicing, weekly fueling, etc•Maintenance of all floors to include, stripping, waxing, buffing, carpet cleaning and ordering of related equipment•Ensure all cleaning and building equipment is in good working condition•Log and perform routine maintenance for equipment to preserve the life span•In conjunction with Administrative Manager and Officers, help maintain and monitor inventory of building, updating inventory logs yearly as required by DHQ.•Before leaving, turn of all lights in unoccupied rooms, lock appropriate doors andadjust air conditioning/heating units for proper use and stewardship•Ensure all building maintenance contractors are performing in accordance with their agreement•In conjunction with the Administrative Manager, report all potential property projects to Officers so Administrative Manager or Advisory Board may start processing bids •In conjunction with Officers, handle disciplinary actions as needed, providing proper documentation for all incidentsOther Responsibilities:•Be available for response to building alarms after hours•Occasionally drive to support seasonal efforts including, but not limited to, the Christmas campaign and tools for schools•During emergency situations or evacuations, ensure all offices, classrooms, meeting rooms, etc. are empty prior to retreating to designated area, checking in with the Administrative Manager and accounting for assigned staff and volunteers•Ensure all permits for building are current or brought to the attention of the administrative manager for renewal•All other duties as assignedMinimum Qualifications:The requirements listed below are representative of the minimal knowledge, skills, and/or abilities required for this position. •Must adhere to the mission statement of The Salvation Army•Must have general knowledge of maintenance procedures•Must be detailed, highly organized, and able to multi-task. Must be able to take the initiative (self-motivated) to get the job done properly and within the SA guidelines•Work ethic must be of the highest quality•Prefer some experience with Microsoft Office applicationsEducation/Experience:•Minimum High School diploma or GED required•Previous experience in related field required•Previous management experience with paid or volunteer staff strongly suggestedBackground Checks:•This position will require a background check to be completed, and all background check results will be reviewed.Certifications:•Must have valid driver's license with good driving record and maintain The Salvation Army Driver's qualification standard•Must complete Safe From Harm training within the first 90 days of employmentSkills and Abilities: •Able to respectfully and cordially speak, write and understand English in a manner sufficient for effective communication with general public•General knowledge and ability to make home and building repairs•Effectively organize work to meet deadlines•Work independently with little direction•Ability to read schematics and building diagrams•Ability to diagnose and possibly fix mechanical problems•Knowledge of preventative maintenance and repair schedules•Knowledge of building trades including, but not limited to, plumbing, electrical, carpentry, HVAC systems•Knowledge of occupational hazards and ability to follow safety precautions•Knowledge of proper floor maintenance and chemicalsSupervisory Responsibility:•Supervise janitorial staff•In conjunction with Officers, give oversight to corps or ARC volunteers•In conjunction with Director of Community Engagement, give oversight to individual volunteers and community groupsThe physical requirements described here are representative of those that must be met by an employee to successfully perform the duties of this job. Some environments will include public spaces and residents managed by The Salvation Army.
