Requirements
Must be eligible for hire and receive facility orientation. This job requires lifting of up to 50lbs., being able to stand for long periods of time, writing and reading small figures, squatting, pushing, pulling, reaching above head, exposure to dust, fumes, around moving machinery, exposure to sharp materials and/or instruments, distinguish smells, can hear normal and soft tones, distinguish temperatures by touch/proximity, normal/corrected eyesight, can control emotion, has a positive attitude toward the residents, can remember, recall, and handle stress.
Description
Technical AccountabilityEstablishes and maintains a routine preventative maintenance programs for the physical plant all equipment and campus .grounds to ensure high level of operational efficiency.Inspects all equipment and systems regularly for proper functioning and safety.Inspects building and grounds regularly for compliance with local, state, and federal codes, ordinances, and safety regulations.Notifies administration of any equipment malfunctions in the building or on the grounds that could be a major repair issue.Maintains records of emergency equipment checks, water temperature checks, emergency lighting test runs.Keeps facility Safety Data Sheets up to date (SDS sheets) in the central notebook kept in the nurses station.Ensures that a fire drill is held on a monthly, rotating between shifts to ensure a quarterly one is held on each shift to meet regulations and documented, submitted to Administrator each month.Keeps cleaning supplies and paper supplies for facility ordered and stocked per budget.Cleans AC/Heat pump filters even side of building on even months and odd side of building on the odd months.Power washes all porches each month.Obtain repair requisitions each morning from the medication room and prioritize repairs for the day – initial and file once completed.Labels and inventory's facility property with facility identificationKeeps maintenance room clean and organized.
Have general knowledge of electrical, mechanical, plumbing, and heating and AC functions and systems. Is responsible for first level of maintenance and repair on all equipment and systems to include:
Heating equipmentRefrigeration and air-conditioning equipmentVentilation equipmentWater/Waste SystemWashers and DryersAlarms and Surveillance EquipmentOther mechanical/ electrical equipment as required.
Responsible for coordinating all maintenance contract work at the facility.
General Accountability
Respect all resident rights while performing job duties.Cooperates with other staff members.Approval for all expenditures.Understands and complies with all safety policy and procedures and becomes familiar with emergency plans within the facility.Performs other job-related duties that are delegated by the supervisor and/or Administration.On-Call for emergencies
