Job Description:
The person in this position works directly with the Community Manager and is responsible for performing general maintenance tasks including, work orders and unit turns, maintaining grounds, curb appeal, and common areas as well as mitigating emergencies at one or more properties. This person is responsible for positive interactions with residents, potential residents, vendors and visitors, while always keeping in mind that service and quality is primary. This position reports to the Regional Property Manager. There is no unauthorized interaction with building ownership.KEY RESPONSIBILITIESKey responsibilities of this position include, but are not limited to the following:Perform maintenance projects and tasks with minimal supervision. This may include repairs on a variety of appliances, keeping the grounds free of debris, maintaining the curb appeal, and routine preventative maintenance.Unit turns, e.g., painting, cleaning, and repairing damage.Maintaining inventory of supplies, and scheduling repairs as needed.Survey buildings and repair mechanical systems to ensure they are consistent with health and safety regulations.Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol.Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments.Compliance with company standards as defined in the Employee Handbook, Operations Playbook, and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC.ATTENDANCEPosition requires the ability to work any of the 7 days of the week, 52 weeks of the year. It is critical that individuals have the ability to work their scheduled hours plus any other hours necessary to complete the job and must attend training classes as scheduled. Work schedules and location assignments are subject to change. Ensure compliance with time management policies including meal and rest periods.MINIMUM JOB REQUIREMENTSHigh school diploma or equivalent preferred0-2+ years maintenance or related work experienceProficient knowledge of electrical, plumbing, and appliance repair with hands on experience.Knowledge of environmental/industrial hazards (e.g., asbestos, lead, mold, radon) as they apply to residential housing.Valid driver's license and automobile insuranceWell organized and can prioritize tasks.Maintain a clean, neat, professional appearance when on duty. Be courteous, considerate, and work effectively with Community Manager, residents, prospects, and vendors.Ability to work as a team player while displaying initiative and ability to complete tasks without supervision.PHYSICAL REQUIREMENTSAbility to lift to 50 lbs. unassistedFull range of upper/lower extremities for painting and repairsWork with vendors on installationsBENEFITS-Insurance- medical insurance, vision insurance, dental insurance, life and AD&D insurance, and long-term disability insurance.
