Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.The Times Square offers 652 units of permanent supportive housing to low-income New Yorkers, people living with HIV/AIDS, veterans, and chronically homeless individuals, including some with mental illness. The Center for Urban Community S ervices p rovides comprehensive onsite social services, and Breaking Ground coordinates property management services.The Times Square is Breaking Ground's flagship , supportive housing residence. When Breaking Ground acquired the building in 1991, The Times Square, a former grand hotel was t ransform ed into the largest permanent supportive housing residence in the nation .Reporting to the Building Director, theMaintenance Supervisor, Ioversees the day-to-day building operations including all direct supervision of the maintenance staff. These activities directly support the residents and contribute to Breaking Ground's overall mission of ending homelessness. This position directly impacts the quality of life of all tenants by providing a structurally safe, exceptionally clean, and highly maintained positive environment.These buildings are the prominent buildings for Breaking Ground's permanent housing portfolio. Additionally, they provide space for public and private events, fundraising and tours.The Maintenance Supervisor develops a preventative maintenance plan, performs electrical, plumbing, mechanical, and general carpentry work. The Maintenance Supervisor assigns tasks and coordinates inspections with tenants, supervisors, peers, and related city agencies; and oversees maintenance of building systems through work orders, purchasing, and building inspections. The Maintenance Supervisor ensures the building maintains certificates of fitness.The Maintenance Supervisor must reside on site and provide after-hours emergency coverage.ESSENTIAL DUTIES AND RESPONSIBILITES:Manage day-to-day building functions and supervise the maintenance and housekeeping staffManage 400+ units, older, 200,000 square feet+, building complexities that might include a complex building management system requiring training and ongoing maintenance; in-unit HVACs; duel-fuel boilers; complex heating systems; unit turnover complexities; and multiple commercial spacesEnsure building is event-ready maintainedOversee the maintenance contracts for multiple elevators and operate freight elevatorsManage building maintenance services and systems with contractors and supervisorsCoordinate, dispatch, and verify work performed both physically and via the work order systemOversee work order system and unit-turn-over processAssist with preparation of annual building-wide inspections conducted by DHS, DOH, DOB, FDNY, and other agenciesAddress tenant concerns about maintenance via meetings or written noticesRespond to emergency calls and rectify existing conditionsRespond to summons, violations, and city complaintsStrategize to reduce violations and summonsAssist in preparation of annual budget and maintain budget for maintenance departmentMaintain inspection logs for standpipe/sprinkler; maintenance logs; and all federal, state, and city regulationsEnsure building compliance with all building and health codesPerform other duties as assignedMINIMUM QUALIFICATIONS:High School Diploma, GED, or Trade School Certification requiredMinimum 5 years working in the building trades or related fieldMinimum 2 years of supervisory experiencePrevious experience using Maintenance Connection, or another Computerized Maintenance Management System (CMMS) system requiredTaken supervisory and managerial training seminars preferredProficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams, and some property management programs like MRI OutlookBasic skills in plumbing, electrical work, carpentry, and dry wall applicationRequired: current S-12 Fire Sprinkler, S-13 Standpipe, and S-95 Fire Alarm Systems CertificationsPreferred: F-07 and W-07 Fitness for Fire and Emergency Drill Conductor CertificationsIf needed for the building, complete any required certifications within first six months of employmentAbility to read and understand basic floor plansAbility to read and understand EnglishAbility to work with diverse population, including persons with mental illness and histories of homelessnessEOE/M/F/Vet/DisabledOther detailsPay Type HourlyMin Hiring Rate $39.01Max Hiring Rate $42.85Apply NowTimes Square Hotel, 255 West 43rd Street, New York, New York, United States of America
