Summary: The Director of Maintenance has accountability of the day-to-day operation of the facility management functions of the community. His primary responsibility is maintaining a clean, safe, and comfortable environment for the residents. This is accomplished by having a working knowledge of all building systems and related code requirements, including fire protection and security, structural, HVAC, electrical, and plumbing. The position requires a team player with sound organizational skills that interacts positivity with all team members in maintaining census by immediately preparing vacant rooms for new residents and by responding to and resolving customer complaints promptly. The director of maintenance position is inclusive of the maintenance assistant/housekeeper with additional leadership role as defined below.

Qualifications:

  • Possess a solid understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance.
  • A background in maintaining water source heat pumps, if applicable
  • Possess a basic understanding of safety and fire codes
  • Ability to effectively read, write and communicate in English
  • Able to prioritize, make responsible decisions and act in the residents best interest
  • Exhibits a caring and compassionate attitude
  • May require lifting or bending. Must be able to lift 25-35 pounds

Responsibilities:

  • Hires, supervises and coaches all maintenance and housekeeping team members

Community needs:

  • Prepares room(s) for new residents
  • Assists with move-ins /move-outs and room changes
  • Respond in timely manner to requests and concerns from resident, family members and team members. Check to maintenance logs and daily log for any needs/request for maintenance
  • Touch up paint throughout the community
  • Maintain the grounds, trash, sweep dumpsters etc.

Administrative:

  • Maintaining budget
  • Maintain all updated vendor/ contractor telephone list with emergency phone numbers
  • Ordering supplies
  • 24/7 emergency on-call

Systems:

  • Maintain HVAC system
  • Test and schedule inspections on the fire protection system as required by code
  • Maintain the plumbing system, which includes monitoring and adjusting the resident accessible domestic water system to ensure code compliance
  • Oversee continual maintenance of all building systems

Training:

  • Train team members on:
  • Location of utility system valves and switches
  • Response procedures for emergency situations

Schedule and Maintain Inspection Reports:

  • Fire Inspection Quarterly
  • Elevator Inspection Annually
  • Annual Evacuation Drills
  • Monthly Fire Drills
  • Monthly Extermination records
