Company/Position Overview: Our client, who owns and operates 3 multifamily properties (278 units total) in Denver, is hiring a Maintenance Supervisor. Reporting to the Regional Manager, the Maintenance Supervisor will play an essential dual role—both leading and working alongside your team to ensure the smooth operation and upkeep of properties. You'll be responsible for overseeing one other maintenance technician while actively engaging in daily maintenance tasks, unit turns, and ensuring all units are in top-notch condition for residents. This position also requires participation in the on-call rotation and possession of a Certified Pool Operator (CPO) and EPA certification.

Responsibilities:

Active Maintenance Work:

  • Perform daily maintenance tasks including HVAC, plumbing, electrical, carpentry, and general repairs across the properties.
  • Actively participate in unit turns, ensuring that all units are prepared and ready for new residents in a timely manner.
  • Conduct regular inspections of units and common areas, identifying and addressing any maintenance needs promptly.

Team Leadership:

  • Supervise and mentor one maintenance technician, providing guidance, training, and support to ensure high performance.
  • Lead by example, working alongside your team to complete maintenance tasks and meet property standards.
  • Assign and prioritize work orders, ensuring that tasks are completed efficiently and effectively.

Unit Turns and Readiness:

  • Manage and execute unit turnovers, coordinating all necessary repairs, cleaning, and final inspections to ensure units are move-in ready.
  • Schedule and perform preventative maintenance on units to avoid last-minute issues during turnovers.

Vendor and Contractor Coordination:

  • Work with outside vendors and contractors for specialized repairs or large projects, ensuring quality work and adherence to timelines.
  • Oversee vendor activities on-site, ensuring compliance with safety regulations and building codes.

Inventory and Budget Management:

  • Maintain an organized inventory of tools, equipment, and supplies, ensuring materials are available for maintenance tasks and unit turns.
  • Track maintenance expenses and work within the allocated budget, identifying cost-saving opportunities where possible.

Resident Relations:

  • Serve as a key point of contact for residents regarding maintenance issues, providing prompt and professional service.
  • Communicate maintenance schedules and potential disruptions to residents, ensuring their needs and concerns are addressed.

Emergency Response and On-Call Rotation:

  • Be part of the on-call rotation for emergency maintenance situations, responding quickly to urgent issues to minimize disruption for residents.
  • Implement and maintain emergency procedures for maintenance-related issues.

Certifications:

  • Must hold a valid Certified Pool Operator (CPO) certification.
  • Must hold a valid EPA certification for handling refrigerants and other regulated materials.

Qualifications:

  • 4+ years of maintenance experience required
  • Proven experience in property maintenance, with strong skills in HVAC, plumbing, electrical, and carpentry.
  • Experience in a leadership role with the ability to guide and work alongside a team member.
  • Strong organizational skills with the ability to prioritize tasks and manage time effectively.
  • Excellent communication and interpersonal skills, with a commitment to providing exceptional customer service.
  • Ability to work independently and in a hands-on capacity, solving problems proactively.
  • Familiarity with safety regulations, building codes, and preventative maintenance practices.
  • Must hold a valid Certified Pool Operator (CPO) certification.
  • Must hold a valid EPA certification.
  • Valid driver's license and reliable transportation.
