Job Description:
Job Description The Maintenance Supervisors handle many different areas of repair, such as plumbing, electricity, ventilation, airconditioning, and other building systems. The Maintenance Supervisor is also responsible for evaluatingproblematic systems and determining what repairs need to be performed. Maintenance Supervisors are alsoinvolved with the hiring of workers, and assigning duties and responsibilities; the maintenance supervisor mayprovide training on equipment and procedures used in a building or complex. Maintenance supervisors are alsoresponsible for coordinating with building or complex management on supplies needed for the job, as well asmaintenance inventory. Supervisors may also be responsible for the evaluations and accident investigations, aswell as filing reports. Work hours: 7am - 4pm with 1 hour lunch break (required) Daily Responsibilities:
  • Walk and inspect the community for safety hazards, water leaks, and maintenance issues.
  • Perform daily general maintenance functions to include light plumbing, electrical, and carpentry work.
  • Perform trash clean up, blow leaves, and winterize the community.
  • Supervisor 3 porters who perform general cleaning.
  • Oversee routine, preventative, and capital X maintenance projects.
  • Escort vendors onsite.
  • Manage the fire control rooms, perform monthly alarm testing and generator testing.
  • Assist with the Community clean-up day.
  • Other duties as assigned.
Requirements
  • High School Diploma or GED Required.
  • 3+ years of experience supervising up to 3 direct reports.
  • 3+ years of general maintenance experience to include light plumbing, electrical and carpentry work.
  • Excellent communication skills, follow-up skills, time management skills, and ability to prioritize tasks.
  • Ability to use a translation device on a mobile phone for communication.
  • Attention to detail, proactive in fixing maintenance issues and concerns.
  • Strong work ethic who operates with honesty and integrity.
  • Knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level.
  • Knowledge of company policies, procedures and forms at a proficient level.
  • Knowledge of State or local governmental safety requirements.
  • Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations,etc.).
  • Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, requiredreporting, regulations, etc.).
  • Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, requiredreporting, regulations, etc.)
  • Knowledge of OSHA worksite and personal safety requirements.
  • Confidentiality and discretion in the performance of all duties and responsibilities.
  • Active and valid driver's license is required.
