Job Description: The Maintenance Supervisor reports to the General Manager and oversees all of the maintenance needs, physical appearance, and work orders on the property while working within an allotted budget. The Maintenance Supervisor's primary responsibilities are hands on maintenance of the property including general upkeep and repair to units and the grounds, ensuring the work order tracking system is used and followed up with properly, turn and make ready, supervising the maintenance team, and maintaining excellent resident relations through outstanding customer service. Rotating on call schedule and some weekend availability required.Responsibilities:
- Maintain positive resident relations through outstanding service
- Participate in the daily operations of the property
- Train and supervise all Maintenance Team Members
- Vendor negotiation, scheduling and contracting
- The Turn and Make Ready process; Inspect units for Move In readiness
- Conduct regular property health and safety inspections
- Communicate with the General Manager regarding any problems with maintenance or curb appeal that requires further attention
- Respond appropriately to emergencies, according to policies and procedures
- Hold daily meetings to ensure work orders are being assigned and completed
- Develops standards for the cleanliness and overall appearance of the buildings and common areas to ensure that they reflect and represent the high quality of the community and Company's standards
- Periodically inspects work performed by contractors and vendors to verify the work, materials, and services meet quality standards, scope and specifications as required
Characteristics and Qualifications:
- Ensure company policy and state and federal safety and fair housing laws are met
- At least 3 years' experience in apartment or hospitality maintenance preferred
- 2-3 years' experience managing a team
- HVAC I and II Certification required, mechanical background preferred
- A valid driver's license, good driving record and proof of insurance is required
- Strong organizational, interpersonal, leadership and basic computer skills
