Colonial American Development Corporation is a multifamily property management and real estate development company headquartered in Columbus, Ohio, with market-rate and affordable housing throughout Ohio, West Virginia, and Florida.We are seeking a full-time Experienced Maintenance Supervisor to join our team at a large community in Zanesville, OH.Job Summary:The Maintenance Supervisor will oversee the maintenance and repairs of the property's electrical, plumbing, heating, ventilation, and air conditioning (HVAC) systems, carpentry, painting, and other building systems.Duties/ Responsibilities:Ensures maintenance and repair work is completed correctly and in a timely manner.Ensure the completion of all market-ready apartments, emergency and non-emergency service requests, various maintenance activities, and community inspections.Periodically check the work progress of each maintenance team member and provide immediate assistance and instruction as needed.Assist Property Manager with updating make-ready board and ensuring that unit turns are completed in a timely manner.Assist with hiring, interviewing, and making recommendations for any potential maintenance team member with the Property Manager.Work along with the maintenance team in maintaining grounds and common areas and keeping them free of trash and debris.Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials.Respond to maintenance work orders, follow up with office staff, direct and oversee work of independent contractors and vendors, and work in an on-call rotation.Organizes and oversees the schedules and work of maintenance staff.Performs other related duties as assigned.Required Skills/Abilities:Extensive knowledge of building systems such as plumbing, electrical, and HVAC.Excellent analytical and problem-solving skills.Ability to identify issues and determine repairs that are needed.Ability to plan maintenance schedules for building systems.Excellent management and supervisory skills.Education and Experience:At least five years of maintenance experience required.Physical Requirements:Prolonged periods of standing and walking.Must be physically able to climb ladders, bend, or crawl into awkward spaces.Must be able to lift up to 50 pounds at a time.Job Classification:This position is full-time nonexempt (eligible for overtime).A background check is required for this position.Colonial American Development Corporation and its affiliates provide equal employment opportunity to all individuals regardless of their race, color, creed, religion, sex, national origin, veteran status, or any other characteristic protected by state, federal, or local law.Background screening is conducted only after a conditional offer of employment is accepted.
