QUALIFICATIONS: 1. The minimum level of formal training is a high school diploma or its equivalent. Post secondary training in heating, ventilating, air conditioning (HVAC), electrical, or plumbing is desirable. Strong oral and written communication and mathematics computational skills are required. 2. A knowledge and understanding of building systems and maintenance procedures are required. 3. Experiences in a variety of maintenance areas including heating, ventilating, air conditioning (HVAC), plumbing, electricity and mechanical abilities in indoor/outdoor settings are required. 4. A high level of mechanical and problem solving aptitude is required. 5. Positive personality characteristics that encourage good human relations among staff are required. 6. Three years of prior successful employment in a similar or related field is desirable. 7. Be able to lift and carry fifty pounds and climb to a height of forty feet and work on ladders, scaffolds, and mechanical lifts. 8. The ability to safely operate such equipment as, but not limited to tractors, dump trucks, landscape equipment, snow plowing/removal equipment, generators, mechanical lifts, etc. 9. Must have current Driver's License and be able to pass comprehensive background check CLASSIFICATION: This position is classified as a full time position and is subject to the rules, regulations, policies, and procedures of the Board of School Trustees. Pay is hourly based on the Maintenance schedule. REPORTS TO: Maintenance Supervisor of Buildings & Grounds PERFORMANCE RESPONSIBILITIES:
General Maintenance: - Perform routine repairs, including plumbing, electrical, carpentry, and HVAC systems.
- Fix doors, windows, furniture, and other fixtures as needed.
- Address any immediate safety concerns (e.g., broken glass, loose handrails, malfunctioning lights).
Preventive Maintenance:- Conduct regular inspections of the building, equipment, and systems to identify maintenance needs.
- Carry out scheduled maintenance tasks to prevent major issues and prolong the lifespan of facilities and equipment.
HVAC and Electrical Systems:- Monitor and adjust heating, ventilation, and air conditioning systems for optimal performance.
- Replace light bulbs, ballasts, and wiring as needed.
- Troubleshoot and repair minor electrical problems.
Plumbing:- Address minor plumbing issues such as leaky faucets, clogged drains, and malfunctioning toilets.
- Perform routine maintenance on plumbing systems to ensure efficient operation.
Carpentry and Painting:- Repair or replace damaged doors, windows, and flooring.
- Perform touch-up painting and general carpentry work as needed.
Groundskeeping:- Maintain school grounds, including mowing lawns, trimming bushes, and clearing snow or debris.
- Ensure playgrounds, walkways, and parking lots are safe and free of hazards.
Safety and Compliance:- Adhere to safety standards and procedures to ensure a safe working environment.
- Ensure compliance with local building codes and health and safety regulations.
- Assist with fire safety inspections, testing of emergency lighting, and fire alarm systems.
Inventory and Supplies:- Maintain inventory of maintenance tools, equipment, and supplies.
- Order and restock supplies as needed.
Collaboration:- Work with school administrators, custodial staff, and external contractors to address maintenance issues.
- Respond promptly to maintenance requests and emergencies.
Record Keeping:- Maintain records of maintenance activities, repairs, and inspections.
- Report any major issues or repairs needed to the school management.
PHYSICAL DEMANDS The physical requirements indicated below are examples of the physical aspects that this position classification must perform in carrying out essential job functions.
Persons performing service in this position classification will exert 50 to 75 pounds of force frequently to lift, carry, push, pull, or otherwise move objects. This type of work involves ascending and descending ladders, stairs, scaffolding, and ramps to a height of 40 feet, and will involve walking or standing for extended periods. Perceiving the nature of sound, near and far vision, depth perception, providing oral information, the manual dexterity to operate heavy custodial equipment and use hand tools, and handle and work with various materials and objects are important aspects of this job. Exposure to hot, cold, wet, humid, or windy conditions caused by weather may occasionally be experienced.
