Your Role & Impact
As the Maintenance Technician, you will be responsible for ensuring that the physical condition of our community is maintained to the highest standards. This involves both preventative and corrective maintenance tasks, ensuring that our residents' needs are met promptly and professionally. Your work will have a direct impact on the comfort and satisfaction of the residents and the overall success of the community.
Key Responsibilities:
* General Maintenance: Perform routine and preventative maintenance on HVAC systems, appliances (stoves, dishwashers, refrigerators), plumbing, electrical systems, and other essential functions.
* Service Requests: Complete service requests in a timely manner-typically within 24 hours. This may include plumbing repairs, appliance fixes, HVAC troubleshooting, and general building maintenance.
* Grounds Keeping: Keep the community looking its best by maintaining the grounds, removing litter, pressure washing building exteriors and breezeways, and ensuring excellent curb appeal.
* After-Hours & On-Call: Share after-hours on-call duties with your team, including weekend and holiday coverage on a rotating basis.
* Inventory Control: Help manage and track maintenance supplies and parts, ensuring the availability of necessary tools and materials while controlling costs.
* Customer Service: Provide exceptional service to residents, responding to maintenance needs and addressing any concerns promptly and professionally.
* Collaboration: Work closely with other team members, vendors, and management to ensure the efficient operation of the property.
Qualifications & Requirements:
* At least 1 year of property maintenance experience is required.
* HVAC Certification is preferred.
* Knowledge of electrical, plumbing, carpentry, and general appliance repair.
* Familiarity with OSHA safety protocols and ability to implement safety standards.
* Must be able to lift at least 50 pounds.
* Excellent communication, organizational, and problem-solving skills.
* A valid driver's license, automobile insurance, and reliable transportation are required.
