Job Description:

BASIC FUNCTION

Performs and coordinates all necessary maintenance and facilities work in and around building.

GENERAL MAINTENANCE DUTIES AND RESPONSIBILITIES

* Carries out routine general maintenance and repair of commercial equipment and buildings utilizing skills from varioustrades such as plumbing, HVAC, electrical, painting, and carpentry.

* Perform low voltage electrical maintenance including replacing electrical receptacles, wiring, contactors, switches, photocells, fluorescent and HID lamps and ballasts, fixtures and motors.

* Troubleshoot electrical problems; identify and correct; experience using multimeter in diagnosing electrical issues.

* Troubleshoot HVAC problems; experience using gauges and properly diagnosing conditions.

* Patch minor holes and cracks in walls and ceilings using plaster or compound.

* Repair or replace sinks, water coolers, urinals and toilets; repair auto flushers/faucets/soap dispensers; unclog drains.

* Paint structures and equipment.

* Repair concrete floors, steps and sidewalks.

* Replace damaged paneling and tiles.

* Hang doors and install door locks.

* Replace broken windows.

* Assist and support licensed electricians and plant maintenance mechanics for diagnosed issues.

* Perform other project duties as required or directed.

* Keep buildings in a clean and orderly condition by examining the building on a regular basis for needed repairs, maintenance, and cleanliness.

* Provides support in the areas of clearing sidewalks of snow and ice by applying appropriate materials (salt, sand, etc.).

* Assist in areas of responsibility to ensure facility is BRC compliant.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES

* Operates and monitor facility equipment such as; compressors, air-dryers, vacuum pumps, chillers, water pumps/pumping stations, exhaust fans, conveyor system, forklifts, floor scrubbers, etc.

* Perform analysis/troubleshooting/repair/PM of manufacturing equipment-see above

* Provide detail report on parts/services needed for a specific equipment/project

* Ability to perform plumbing work; PVC/black/steel pipe installation up to 8

* Fire pumps, sprinkler systems-knowledge of operation/maintenance/inspection/procedures

* Ability to communicate and obtain all necessary information/data from; vendors/service centers/local authorities/management/employees

* Knowledge of various electrical systems/devices/controllers; VFD, PLC, starters, switches, contactors, relays, safety switches, safety relays, safety interlocks, sensors, indicators

* Basic knowledge of NEC (National Electric Code)

* Clear understanding of operation following systems; electrical, mechanical, pneumatic, hydraulic, and its combination

* Ability to plan/calculate/execute various/multiple projects-intermediate level

Education

* High school diploma or equivalent trade school diploma

Experience

* 5 years experience in the area of building maintenance

* Must be familiar with researching, reading, and understanding technical manuals, mechanical and electrical diagrams, and stock lists

* Effective oral and written communication skills and be able to interface with Office and Professional staff

CERTIFICATION, LICENSES, REGISTRATIONS

* HVAC Freon license a plus, but not required

* Must have a valid driver's license and have own transportation

PHYSICAL DEMANDS

* Must be capable of bending and lifting small parts and machine equipment.

* Able to push, pull or carry light load
