JOB DESCRIPTIONPosition: Maintenance Technician I,Location: Lebanon, NHSupervisor: Community ManagerPay Rate Range: $23 - $26 / hourJob Overview: The Maintenance Technician develops and fosters a positive relationship with all residents, co-workers and vendors, to ensure a positive customer service experience for our residents. Position requires the ability to work on-call as assigned, perform duties that support the maintenance needs of the community and all other duties as directed by the Community Manager or Maintenance Supervisor, supporting the team effort to deliver a positive living experience for our residents.Essential Job Functions:
- Walk property daily to maintain curb appeal ; ensure there is no garbage on the ground, dog waste stations are empty and dumpster areas are kept clean and tidy
- Walk all buildings daily to inspect common areas; pick up trash and note cleaning needs
- Uses the Make Ready Checklist for vacant units to make sure the apartments meet the standard of a Timberwood Commons make ready
- Walks, details, and wipes down all assigned apartments 24 hours prior to new resident move in
- Assist with removal of snow and ice from sidewalks, walkways, steps, and driveways as needed
- Maintains regular daily hours on site and works overtime/weekends as scheduled
- Maintains proper inventory of supplies and tools needed for turning units; submits reorders to Maintenance Supervisor when stock is getting low
- Performs non-complex electrical, plumbing, painting, carpentry and misc work orders; completes all assigned work orders within 48 hours or less
- Assists with preventative maintenance programs and guidelines to minimize emergency repairs and service requests
- Adhere to company's safety programs & guidelines
- Additional duties or responsibilities may be assigned by the Community Manager or the Maintenance Supervisor. Duties, responsibilities and activities may change at any time with or without notice
Knowledge, Skills and Abilities Required:
- At least 1 year of maintenance or construction experience
- Ability to learn how to perform non-complex maintenance tasks such as painting, electrical, carpentry, plumbing and cleaning
- Valid drivers license is required
- Technology experience: Ability to use a computer to clock in/out, perform basic web-based tasks and take periodic online classes offered by Audubon Timberwood Commons
- High School Diploma/GED
Training Requirements to be completed upon hire:
- Harassment and Fair Housing Classes with a passing grade
- Other general business/industry related classes as assigned
Typical Physical and Mental Demands
- Position requires ability to exert 50 to 100 lbs of force when needed and lift 50 to 75 lbs
- Manual dexterity sufficient to operate small-motorized equipment (repetitive hand/wrist, griping and elbow motion)
- Must be able to complete tasks wearing safety equipment such as back belts, googles, masks, gloves, etc.
- Intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliance/equipment), climbing ladders/stairs, and working in areas where the clearance height ascends
- Must be able to read/write in English at intermediate level to read diagrams, meters, instructions, and plans.
- Must be able to use independent judgement and follow prescribed procedures, and prioritize work
- Must be able to work under moderate to sometimes high levels of stress
- Excellent interpersonal and communication skills are required
Driving/Travel Requirements
- May be required to use personal transportation to inspect apartment community grounds, units and surrounding neighborhood.
- Daily use of golf cart or ATV may be necessary
- Must have valid driver's license and automobile insurance
