Job Description:
Job Overview:Biggs Property Management is seeking a skilled and detail-oriented Maintenance Technician to oversee the upkeep and functionality of multiple properties in the area. This role includes preventative and reactive maintenance across multiple trades, such as HVAC, electrical, plumbing, appliances, and carpentry. You will work closely with the Property Manager to achieve financial and operational goals while ensuring a safe and well-maintained environment for residents.Key Responsibilities:
  • Make Ready Units:
    • Complete unit turnovers within 7-10 days of move-out.
    • Collaborate with the Property Manager to schedule inspections and manage repairs.
    • Maintain cleanliness and functionality of make-ready units.
  • Work Orders:
    • Utilize Yardi software to manage and complete work orders promptly.
    • Prioritize emergency repairs and adhere to strict timelines for completion.
    • Provide thorough documentation of repairs and follow up with residents.
  • Custodial Duties:
    • Ensure exceptional curb appeal through daily property inspections.
    • Maintain cleanliness and safety in shared spaces, including laundry rooms and maintenance areas.
    • Safeguard tools, flammables, and signage to promote a hazard-free environment.
  • Inspections:
    • Perform move-out inspections within 24 hours and initiate necessary maintenance.
    • Conduct biannual interior inspections to assess safety, condition, and pest control.
  • Preventative Maintenance:
    • Perform regular servicing of HVAC systems, smoke detectors, and gutters.
    • Manage septic systems and ensure property infrastructure remains functional.
  • Budget Management:
    • Track inventory, manage assets, and oversee lifecycle documentation.
    • Adhere to regulatory standards and integrate energy-efficient practices.
  • Qualifications:
    • Proven experience in property maintenance or related fields.
    • Proficiency in HVAC, electrical, plumbing, and general carpentry.
    • Strong analytical and budget-management skills.
    • Familiarity with Yardi software or similar property management tools is preferred.
    • Ability to prioritize tasks and work in a fast-paced environment.
