Job Description:
Position Purpose:Provide property maintenance to the assigned property. This is a fast paced, full-time position where attention to detail and the owners and residents are the #1 priority. Above average communication, time management and customer service skills are essential.The Maintenance Technician will ensure the safety, security and privacy of owners, residents and guests as well as ensuring service excellence of the HOA's operation.Primary/Essential Duties & Responsibilities: Provide friendly, professional courteous customer service while serving as an information resource about the building, its amenities, and the facility's policies and procedures. Respond to inquiries/requests from the owners and management, as well as maintain a supportive working relationship with the Board, site staff, and management Ensure the common areas and amenities are kept clean and organized by walking the grounds and common interior areas daily, removing litter, debris from lawns, planting beds, parking areas, garbage compactors/receptacles, sidewalks, ramps, restrooms, and other property amenities. Conducts maintenance related inspections, including building and alarm system inspections weekly. Perform routine, ongoing, and preventive maintenance tasks as needed/assigned including but not limited to electrical, plumbing, exterior building repair, painting, power-washing, and HVAC including changing filters etc. Complete work requests in timely, efficient manner, orders additional materials to complete job as needed. Ensures job site safety and follows all job site/TOSHA rules. Ensures tools, equipment, and shop areas are in optimum condition Coordinate and assist in common area maintenance with outside service providers when needed. Inspect subcontracted service providers and document work completion, time schedule, and product quality. Removes snow and ice from sidewalks, walkways, steps, and driveways. Document problems, delays, daily progress of job(s), labor used, materials purchased or returned, and weather days on the job log. Attends and completes all required training. Applies standards of excellence for success across all areas of daily work. Maintain equipment log for routine maintenance and replacements as needed. Other duties as assignedRequirementsKnowledge and Skill Requirements: Minimum of a high school diploma or equivalent is required, tech or trade school is a plus. A minimum of at least two years of residential industry experience to understand the challenges of maintenance within property management industry is required. The ability and self-discipline to complete work efficiently and effectively with limited supervision. Ability to read/understand blueprints a plus. Property runs on a small staff, and it is essential that everyone works well together. Issues must be communicated and resolved with urgency. Stable job history, professional appearance.Physical Demands and Work Environment:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 40-75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Hearing. Noise level which may, at times, require normal hearing protection in the form of ear plugs. Heights, ability to climb ladders, ability to be on roof. Electricity, ability to work safely performing tasks involving electricity or batteries. Cleaning or lubricating fluids normally used in custodial duties including paints and solvents.
