Job Description:

Purpose of Position: The purpose of this position is to plan, organize, develop, and direct the overall operation of the Community Maintenance Department in accordance with current local, state, and federal standards, guidelines and regulations, and as directed by the Administrator to assure the community is maintained in a safe and comfortable manner.Description of Required Duties and Tasks:Essential duties and responsibilities include the following. •Perform less complex repair and maintenance on electrical, mechanical, plumbing and climate-control systems. Manage vendors performing complex scope of repairs requiring electrical, plumbing, life safety and HVAC.•Conduct daily rounds of the community to check all maintenance zones, ensuring the quality control and safety, health and welfare of residents, employees, families, visitors in the community, and correct or report equipment failure or damage to the Administrator immediately.•Check for any open work orders in TELS each day. Work orders must be corrected by order of precedence (Critical, High, Medium, Low).•Inspect all plugs, outlets, cords for any frayed, broken or burnt wiring. Open work order for any findings and replace immediately if any are deemed unusable.•Inspect emergency generator, air conditioning and heating units on roof, in attics and in resident's rooms, office, and other rooms in the community.•Check all mechanical rooms, attics, riser rooms, equipment room, and dietary for any leak, break or malfunctioning equipment.•Check pump station (where applicable) and breaker panels, washers, and dryers in laundry for build-up, leaks, and equipment failure.•Check water and boiler temperature, dietary cooking equipment, cooling equipment, public address system, fire extinguishers and alarms and fire doors.•Complete forms, reports, evaluations, and studies to assure control of equipment and supplies. All documentation will be placed into TELS.•Inspect storage rooms, work rooms, utility and janitorial closets for up-keep, supply control and safety.•Recognize and respond to maintenance emergencies and document observations, interventions, and outcomes.•Maintain privacy and confidentiality of records, conditions, and other information relating to residents, employees, and community.•Follow the established universal precautions and isolation procedures.•Encourage an atmosphere of optimism, warmth, and interest in patients' personal and health care needs.•Manage the asset management code requirements for any community asset for the purpose of-warranty, wear, and replacement of equipment needs.•Consistently plans/coordinates work to achieve maximum productivity and efficient without sacrificing quality, accuracy and customer service. Meets deadlines in completing job assignments and special projects.
