DISTINGUISHING FEATURES OF THE CLASS

The work involves responsibility for performing skilled level work in one or more of the trade areas. The work performed covers a wide variety of maintenance and installation work completed on a fine or finished basis and requires a high degree of skill. Employees are frequently called upon to plan, perform and finish skilled maintenance and repair work covering several buildings and mechanical trade areas. Assignments are usually received verbally, and the employee is given considerable latitude in planning and carrying out the work assigned. The Maintenance Worker II usually works independently but may, on some projects, supervise subordinate employees. Work is reviewed through inspection in progress or upon completion by a superior. Does related work as required.

TYPICAL WORK ACTIVITIES

Cuts, threads and bends conduit pipes; wires outlets, fuse boxes, motors, switches and light fixtures; packs and joins plumbing lines, pipes and fixtures.

Performs general carpentry work requiring a high degree of skill in the construction, alteration and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, wood fixtures and furnishings.

Mixes cement, applies to cinder block, brick tile, stone or other building materials.

Finishes and points brick and block work; installs and sets ceramic, mosaic, metal and other varieties of tile for decorative purposes.

Performs general electric work, for example, installing and disconnecting electrical equipment or telephone systems.

Repairs and overhauls air conditioning and refrigeration equipment utilizing methods of the electrical and plumbing trades.

Maintains and repairs gas and oil fired furnaces, hot water tanks, circulating sump, sewage, vacuum and other type pumps.

Takes pressure and feed readings for oil, gas and steam boilers.

Cleans boiler tubes, oil burners and checks all motors.

Maintains and services sewage systems.

Does interior and exterior painting; applies primer and finishing coat using brush or spray gun; may paint vehicles or equipment.

Maintains records, which relate to maintenance or repair work performed.

May operate motor vehicles and power-driven equipment when required, including snow removal equipment.

May perform routine maintenance in the operation of motor and some heavy equipment.

May lead a small crew of maintenance workers in emergency and snow removal operations and to insure completion of all duties.

May perform athletic field maintenance such as line striping and fence repair.

May operate snow removal equipment.

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

Thorough knowledge of the standard tools, materials, methods and practices of the trade to which assigned.

Good knowledge of the operation, maintenance and upkeep of a high and low pressure heating system.

Good knowledge of the occupational hazards and safety precautions of the work.

Ability to read and interpret blueprints and sketches.

Ability to make accurate estimates of time and materials needed on jobs.

Skill in the use of the tools, materials and equipment of the areas concerned.

MINIMUM QUALIFICATIONS

Five (5) years of full time paid work experience in skilled maintenance and repair tasks in at least one of the major trades, such as carpentry, plumbing, electrical or HVAC.

SPECIAL NECESSARY REQUIREMENT

When required to operate a motor vehicle, possession of a valid New York State Non-CDL or CDL, including any special endorsements, as required for the type of vehicle being operated.
