Job Type Full-time Description POSITION OVERVIEW: The Maintenance Assistant will work in a variety of Residential Care maintenance activities to ensure the cleanliness and upkeep of the properties. Duties may include painting, small general repairs, completion of unit make readies, cleaning and other duties as assigned by the Residential Property Manager or designee. The worker is expected to be able to perform the duties as assigned with direct or minimal supervision, and in accordance with published safety standards and regulations. ESSENTIAL POSITION RESPONSIBLITIES:
Follow directions given by supervisor(s). Perform tasks such as landscaping, completing make readies, preventive maintenance, daily maintenance requests as assigned and club house cleanings. On-Call 24-hour responsibility for all Residential Care properties and offices in Wichita as per assigned schedule. Removing snow and ice as necessary at all Residential Care facilities or offices as assigned. Ability to work independently and manage time effectively to complete assigned work orders. Completing all work order request tickets upon completion of task. Submitting related paperwork appropriately and in a timely manner. Basic computer skills to ensure checking of work email, completing mileage in Company Mileage, and clocking in/out and submitting time off request using agency ADP timesheet system, submitting expense receipts or any other agency required paperwork accurately and on time. Orally communicate clearly and effectively with team, supervisors, and consumers. OTHER POSITION RESPONSIBILITIES:
Promote the mission and values of the Mental Health Association. Maintains acceptable overall attendance record, to include department staff meetings, agency meetings, and training as required. Ensures appropriate notification to supervisor for absences and ensures that work is covered. Flexibility in work schedule when needed. Completing required timesheets, mileage sheets, expense sheets and other agency required paperwork accurately and on time. Exhibits appropriate level of technical knowledge for the position. Produces quantity of work necessary to meet job requirements. Works well with a team, keeps others informed of information needed. Treats others with respect, maintaining a spirit of cooperation. Maintain professional verbal and written interactions with peers, tenants, supervisors, and other staff. Use diplomacy and tact in dealing with difficult situations or people. Demonstrates the ability and willingness to handle new assignments, changes in procedures and business requirements. Identifies what needs to be done and takes appropriate action. Completes assigned work, meets deadlines without reminders/follow-up from supervisor or others. Performs work conscientiously with a high degree of accuracy. Operate in compliance with personnel policies and practices. Complete required timesheets, mileage sheets, expense sheets and other agency required paperwork accurately and on-time. Submit receipts on time and code expenses accurately as trained. Meets goals and objectives as mutually agreed upon during last performance review (if applicable). POSITION REQUIREMENTS: This position requires the ability to follow directions, manage time effectively, and complete tasks independently. Basic skill and ability to follow directions and complete tasks. PHYSICAL REQUIREMENTS:
- Driving (for purposes of community mobility, must maintain current valid Kansas State driver's license and liability insurance)
- Ability to climb stairs and ladders and to bend, twist and reach as necessary to repair equipment.
- Ability to tolerate exposure to chemicals and fluids commonly used in building and equipment maintenance, and repairs and airborne environmental nuisance associated with machine exhaust and open grounds.
- Ability to lift and carry up to 75 pounds.
- Ability to exert up to 100 pounds of pressure using tools that tighten, loosen or cut.
- Bending, stooping, as required.
- Ability to shovel snow and lift the load up to four feet high.
- Ability to effectively operate heavy and cumbersome power tools such as chainsaws and jackhammers.
- Ability to work outdoors when inclement weather conditions exist.
- Operating a vehicle and various equipment.
