LakewoodDepartment: Facilities Management-LTC-SNFPosition is located: Lakewood Continuing Care CenterWork Type: Full TimeHours Per Week: 40Work Schedule: 7:00 AM to 3:30 PMSummary:Conducts routine maintenance tasks as well as serving as Security. Heating, ventilating and air conditioning systems adjustments. Security rounds and watches. Minor painting and carpentry. Minor plumbing and electrical repairs.Responsibilities:+ Completes all assignments with high level of customer service+ Satisfactorily completes work orders on time and with minimal supervision.+ Attends staff meetings.+ Maintains a good working relationship with co-workers.+ Demonstrates ability to work with others.+ Always presents good general appearance.+ Adheres to safety practices.+ Always acts as security.+ Complies with Hospital Hand Hygiene Standards.+ Adheres to Hospital Standards of Behavior.+ Maintain a safe environment which includes knowing and understanding hospital and departmental policies and procedures.+ Report and directly address identified environmental or safety hazards when appropriate.+ Report and directly address violations of patient safety policy and/or protocol when involved or observed.+ Other duties as requested by Manager.Other Information:PHYSICAL ENVIRONMENTExposure to all conditions that exist in a hospital environment.Must be able to tour and inspect all areas of the facility, including boiler room, mechanic rooms, etc.The hospital's ambient environment differs in all its buildings due to varied types and sizes of electro/mechanical systems, use of building, age of building, size configuration and physical condition.The environment differs in space temperatures, and relative humidity.PHYSICAL CRITERIA/EFFORTMust be able to walk, stand and sit as required.Work requires lifting loads up to eighty pounds.The mobility to walk from the detached maintenance shops to hospital and climb stairs, stoop, kneel, stand, crouch to access equipment, reach and stretch are all necessary.Exposure to noise and vibration from operating equipment, indoor/outdoor temperature swings, burns from heated equipment and piping systems are part of the working environment.Working hours for per diems are as offered.SAFETY1.Maintain a safe environment which includes knowing and understanding hospital and departmental policies and procedures.2.Report and directly address identified environmental hazards when appropriate.3.Report and directly address violations of patient safety policy and/or protocol when involved or observed.OCCUPATIONAL RISKSRisks are limited to the environments as they exist.PROBABILITY AND CONSEQUENCES OF ERRORSAverage.Poor judgement on the seriousness of reported incidents could put the facility at risk of litigation and/or Physical Plant damage.NUMBERS SUPERVISEDThis is a non-supervisory position.EXPERIENCE/EDUCATION PREFERENCESPrevious experience with building maintenance and/or security preferred.Vocational technical school graduate, trade school graduate, or high school graduate preferred.Maintain a valid State of Maine High Pressure Boiler Operator's License or be able to obtain one within one year of date of hire.Maintain a valid driver's license.Previous healthcare experience preferred.SPECIAL KNOWLEDGE REQUIRED·Hearing to detect warning signals and equipment malfunctioning is also essential·Motor coordination and manual dexterity are needed to handle tools and equipment parts.·Verbal ability must be without compromise.·Must be able to perform a wide variety of dutiesCompetencies and Skills+ Achieves Results: Sets high standards for their own outcomes and seizes opportunities to engage others towards objectives.
