Responsibilities of Manager •Hose down sidewalks and front entrance (weather permitting) •Clean and police path of tenant trash removal (freight elevator) each morning for wipe downs and debris removal where applicable •Wipe clean all glass at front entrance and aluminum edge. Wipe clean stainless steel at building lobby interior •Wipe clean stainless steel at base of building lobby entrance exterior upon completion of hosing down sidewalk •Wipe clean all elevators inclusive of cab glass and finishes in lobby. Spot sweep exterior sidewalk to the entirety of Building's Premises •Work closely with Building Management as well as 3rd party vendors to ensure the day to day operations are running properly and safely •Address deficiencies in the building as needed

•Implement a maintenance schedule •Check that all systems in the building are operating effectively •Develop an emergency program for the operation and maintenance of equipment •Monitor all physical structures and ensure that landscaping is following building standards •Ability to act as Fire Safety Director •Forman will work to necessary certificates such as the S-12 &S-13 Sprinkler/Standpipe and P98 Fuel Piping as well as any other certificates required by Management •Respond to all emergencies at the building 24/7 •Other tasks may be assigned as per the direction of Building Management •Weekly Responsibilities of Day Forman •Wipe down glass of elevator cabs in lobby and elevator saddles throughout Necessary qualifications: FLSD F89 S12 Sprinkler S13 Standpipe P98 Fuel Oil Piping
