Overview Job SummaryOversees a broad spectrum of real property transaction activities within the Georgia market. Supervises lease proposals and negotiations, lease execution, and lease project management ensuring process andprocedure are continually improved and followed. Interfaces with tenants, Atrium Health teammates, legal counsel, brokers, and contractors with regard to planning, development and leasing projects including new location search, acquisitions, dispositions, and process improvement initiatives. The Manager - Leasing reports to the Director of Leasing. Essential Functions Manages portfolio of all market real estate transaction projects.Uses different lease and other real estate transaction contract types and negotiating strategies with expert understanding of comparative financial analyses of transactions and investment modeling.Completes lease document reviews; ensures all work is performed to meet regulatory requirements and standards of quality.Develops scope and schedule for complex lease or transaction projects, facilitates communication between stakeholders and manages client expectations.Participates in preparation of management reporting and presentations.Supervises, evaluates, engages, mentors, coaches, trains and disciplines teammates as needed.Oversees or assists in development and achievement of annual leasing goals.Assists in preparation of annual budgets and lease forecasting.Provides education and training of teammates on leasing process and policies as needed. Physical Requirements Performs work under normal office conditions which may include sitting for long periods of time, standing, walking, using repetitive wrist/arm motions frequently, and lifting up to 15 lbs. Some travel may be required to other departments, facilities, or sites in personal vehicle. Education, Experience and Certifications Bachelor's Degree and Georgia Real Estate Broker's License required. 8 years' experience in real estate leasing required. Familiarity with Macon/Greater Atlanta area with regard to real estate and current market conditions. Proficient with Microsoft Office software, SharePoint and experience with financial analyses and other real estate management tools. Excellent written and verbal communications. Knowledge of regulatory compliance issues: including Stark and Anti-Kickback review expertise and a thorough understanding of applicable Certificate of Need (CON) laws and rules and lease requirements. Understands schematic drawings and is familiar with project budgets, and design and construction processes. Strong experience with project and capital approval processes, Finance rules, guidelines and reporting requirements.
