The Manager of Ancillary Services is dedicated to developing strategies for increasing revenue through ancillary products, add-ons, and complementary offerings, while fostering collaboration with various teams to drive incremental revenue and enhance overall profitability.This role works in tandem with a team of Revenue Managers, working closely on tactical items while also implementing and executing Ancillary Revenue initiatives.What are the responsibilities of the Manager of Ancillary Services?
- Create Ancillary Revenue strategy and multi-year roadmap, building out which ancillary opportunities to pursue and establish over time.
- Monitor and analyze the performance of ancillary revenue streams and make data-driven recommendations for improvement.
- Build business case and outline justification for recommendations and initiatives to gain buy-in.
- Develop pricing strategies and implement efficient processes for all ancillary products and services to maximize profitability.
- Provide support to service groups in terms of market and competition research while identifying areas of opportunity and overall performance.
- Support the creation of budgets and methods of tracking performance variances.
- Collaborate with the Operations and Marketing teams to create campaigns promoting ancillary offerings.
- Analyze customer data and behavior to segment and cater to intended audiences for specific ancillary offerings.
- Track, analyze, and present to leadership all ancillary services and fees for all markets in which the Company is present.
- Create and manage budgets for all ancillary revenue items, including capital expenditure (CAPEX) needs and required underwriting.
- Develop, negotiate, and implement ancillary service contracts for existing and new services.
- Identify potential ancillary revenue opportunities, best practices, and emerging trends through market research.
- Collaborate with all areas of the organization, building consensus and creating processes with all stakeholders.
- Partner with functional teams to ensure proper implementation of programs and pricing, including process workflows.
What are the role requirements?
- Bachelor's degree in Finance, Business Analytics or related field is required.
- A minimum of 5 years of revenue management, financial analysis, ancillary services or related experience is required.
- Proven experience in revenue management, business development, or onsite operations is required.
- Previous experience in property management or related industry is preferred / required.
- Strong analytical skills with the ability to interpret data and make strategic recommendations.
- Strong organizational skills and the ability to build effective cross-functional partnerships.
- Must be proficient with Microsoft Office programs.
- Advanced Excel skills with a strong background in financial and ROI analysis.
- Experience using Yardi Voyager or related property management software is preferred.
- Ability to be organized, detail-oriented, and to work effectively in a fast-paced environment.
- Ability to work cooperatively and respectfully with others.
- Must possess exceptional organizational and time-management skills, including the ability to balance and prioritize simultaneous projects and tasks.
- Strong written and verbal communication skills are required.
- Must present the ability to execute job duties under stressful circumstances such as last-minute deadlines or other difficult situations.
- Maintains a high level of confidentiality.
- Must be willing to travel to various locations via private or public air transportation and locations within driving distance via car multiple times a month, including overnight trips.
- Regular attendance, work ethic and strong interpersonal skills are required for success in this position.
- Must have a valid driver's license and reliable transportation.
