Real Estate Manager
Job Summary
Assists the Real Estate Directors (REDs) in planning and managing new and relocations for Chili's restaurant development to ensure the maximum return and profitability in support of Brinker's growth strategy and in accordance with company standards.
Your Key Job Functions
Maintain established market development plans in addition to making recommendations to RED's on real estate execution strategies for new restaurant site selection and relocation
Maintain status of current market conditions in assigned territory to include knowledge of all competitive changes in the market area and an understanding the primary differences between competitors.
Work with the REDs to identify, evaluate and negotiate deals for new restaurant locations and relocations including the coordination with Legal, Finance, Operations, Architecture, Construction and other key internal partners.
Plan and conduct market tours with brokerage partners for corporate leadership to secure preliminary approval of prospective site opportunities
Prepare and participate in the presentation of real estate site packages for approval to the Restaurant Site Approval Committee. This includes a comprehensive analysis for each proposed lease, which should accurately reflects all economic, real estate and legal issues pertinent to the lease, including the return on investment for each proposed site.
Support the REDs in the management and coordination of our broker networks across the US.
Develop and maintain strong business relationships with brokers, landlords, developers and other retailers.
Assist Property Development Managers in obtaining information from brokers, developers and land owners related to design criteria and / or other factors impacting the layout or design of the new restaurant.
Review LOI drafts and deal points with REDs in addition to final drafts with legal team.
Engage with project team members and maintain an active role in the transaction from Site Approval through restaurant opening.
Support Asset Management team with RE guidance on lease renewals, property disposition, and/or property acquisition of existing locations.
Participate in weekly Restaurant Development meetings and provide up to date project status reports regarding acquisition of sites and associated critical dates.
The Real Estate Manager is expected to work well in a collaborative team environment, and be able to work effectively in the field and office with minimal direction.
Maintain a membership at ICSC and represent the company at selected ICSC functions.
What You Bring to the Team
* Three to five years as a Real Estate Manager (or related position) in a restaurant, retail or hospitality environment.
* Familiarity with negotiating real estate lease renewals as well as new real estate deals - direct experience is a plus.
* Ability in troubleshooting and problem solving real estate and business related problems.
* Excellent analytical, verbal and written communication skills.
* Proven ability to build effective relationships with internal and external customers.
* Must have excellent organizational skills to ensure work gets done effectively and timely
* Demonstrated ability to handle multiple tasks and to be able to work both independently and as part of a team.
* Willingness and ability to travel up to 50%.
* Legal, market research and/or finance experience/knowledge a plus.
