POSITION SUMMARY
The Senior Transactions Associate is responsible for leading transaction management as well as providing financial and analytical support in the acquisition and disposition of properties with the purpose of improving portfolio quality, credit quality of the cash flows and generating excellent risk adjusted returns.
ESSENTIAL JOB FUNCTIONS
Sources, negotiates, and closes small and medium-sized acquisition opportunities independentlyPrepares and reviews financial projections and pricing analyses (utilizing financial metrics such as internal rate of return, return on investment, loan amortization schedules, earnings accretion, etc.) related to the acquisition and disposition of real estate assets using technical software such as Excel and Argus as toolsLeads the coordination of transaction management and financial due diligence related to the acquisition and disposition of propertiesParticipates in drafting and review of transaction documentsContributes daily to the current and future implementation of corporate strategy as it relates to the transactions team. Takes initiative in deal origination and deal sourcing by establishing industry relationships. Works actively to identify and recommend new candidates for saleParticipates in the negotiation of business terms of acquisition, disposition and joint venture transactionsAssists in departmental training and staff development, as directed by transaction leadershipLeads the transaction process by coordinating with other SITE Centers departments, brokers, legal counsel and joint venture (JV) partners to consummate JV, disposition and acquisition transactionsDistributes property information to potential buyers or brokers hired by SITE Centers. Facilitates ongoing correspondence with these sources to make deal processes more efficientStays abreast of industry trends, transactional activity and outside research perspectives relative to the retail real estate marketsAdvances professional and technical knowledge by attending educational workshops, reviewing professional publications and establishing personal networksADDITIONAL DUTIES AND RESPONSIBILITIES

EDUCATION, TRAINING AND/OR EXPERIENCE
Bachelor's degree in finance, accounting or related field with five plus years of financial experience related to real estate through investment banking, public accounting or other industry experience.

Strong computer skills, including advanced proficiency with Microsoft Office and Argus real estate projection software. A Certified Financial Analyst (CFA) or Certified Public Accountant (CPA) certification is a plus.
PHYSICAL DEMANDS
Nature of work requires an ability to analyze, communicate and exchange information, collect, compile and prepare work documents, and operate standard business office equipment.
WORKING CONDITIONS
Hybrid schedule with work performed in a general office environment 3 days a week, and the option to work from home up to 2 days a week. Will require extended hours during peak periods of work. Availability for occasional travel.

Qualifications:
- Current Valid Driver's License – Clean record
- Ability to lift 25-30 lbs
- Must be able to effectively communicate and read, write and speak English
- Ability to pay attention to detail and ensure all interior areas and items of the motorcoach are clean and in a presentable condition for our passengers
- A physically demanding position, and on your feet constantly. Must have the ability to open bus bay doors. Will be working in hot and cold conditions in maintenance shop environment.
- May detail from 4 to 10 motorcoaches/vehicles per night
- Ability to work with various cleaning soaps and chemicals
- Weekend work is required. Shift starts at 8:00 p.m.
