Project ManagerJob Overview:We are currently seeking applications for a Project Manager to join our Industrial team. Key Responsibilities:
- Contract Oversight: Ensure work in progress aligns with contract terms and obligations.
- Risk Mitigation: Assume overall responsibility for managing and mitigating risks on assigned projects.
- Team Collaboration: Partner with the project team to set and achieve project goals, foster high morale, and implement quality initiatives.
- Scheduling: Work with the project team to develop and manage the project schedule, address long lead items, and revise the project plan as necessary.
- Contract Validation: Confirm that contracts, insurances, bonds, and change orders are in place before executing the scope of work.
- Safety Management: Develop the project safety plan and ensure site compliance.
- Documentation: Oversee construction documents, drawings, RFIs, and submittals.
- Logistics Tracking: Ensure the project team monitors material and equipment delivery statuses, notifies of any schedule or cost impacts, and tracks change requests.
- Preconstruction Assistance: Aid in preconstruction efforts, manage the buyout process, and ensure a smooth transition to operations.
- Scope Management: Create, negotiate, and manage scopes of work for subcontracts and purchase orders.
- Reporting: Complete monthly project status reports, owner billings, and financial risk assessments.
- Change Order Management: Handle subcontractor change requests, solicit pricing, and execute change orders within delegated authority.
- Business Development: Engage in marketing and business development initiatives, including leading project proposals and presentations.
- Relationship Building: Maintain strong working relationships with all personnel involved in the construction process and initiate third-party relationships when opportunities arise.
- Project Closeout: Manage closeout information, punch list items, as-built drawings, and the warranty process.
- Dispute Resolution: Resolve disputes among subcontractors, vendors, architects, and owners within delegated authority.
- Communication: Review project plans with the team and coordinate scopes of work.
- Additional Duties: Perform other assigned duties as needed.
Qualifications:
- Educational Background: A bachelor's degree in construction management, engineering, or a related field is required. Equivalent combinations of education and relevant experience will be considered.
- Professional Experience: At least seven (7) years of project management experience in the construction industry is essential. Familiarity with LEAN principles is highly desirable. OSHA 30 certification is preferred, with a willingness to obtain it upon hire.
- Technical Proficiency: Competence in using Microsoft Office Suite (Word, PowerPoint, Excel, and Outlook) is required. Experience with project management software such as JDE, Procore, Bluebeam, and Asta is advantageous.
- Core Competencies: Strong initiative, independent judgment, and excellent project management skills are a must. The ideal candidate will have exceptional negotiation, leadership, business acumen, client relations, and decision-making abilities.
- Learning Agility: Ability and willingness to learn new software and systems as required by the company.
