Role
We are searching for a Mortgage Loan Officer to actively solicit and originate first mortgages from sources outside Spectra CU's internal first mortgage origination efforts. Facilitate and assist applicants with the residential lending application process, manage borrower expectations and establish valuable trust relationships, resulting in repeat business and loan referrals. This position works with minimal supervision and has a Base + Commission pay structure.
Major Duties & Responsibilities
50% - Originate first mortgage loans that meet qualifications under various Spectra CU investor loan programs and guidelines. Establish and maintain business contacts that will generate potential new loan volume. These contacts include, but are not limited to, real estate brokers, realtors, and builders. Generates loan leads, solicits new business, and develops and maintains sources.
20% - Collect, examine, and evaluate the borrower's financial and personal data to counsel and recommend appropriate residential lending products. Provides counsel on the advantages and disadvantages of various mortgage loan products based upon the borrower's needs and financial picture.
20% - Determines and acquires support documents needed/required based on loan investor guidelines. Analyzes applicant data, credit, and collateral property value to determine the accurateness of information and to preliminarily determine if the borrower meets investor guidelines.
10% - Corresponds, communicates, and coordinates with Spanish-speaking and non-Spanish speaking applicants, in-house support staff and outside service providers to facilitate timely closings. Ensures all regulatory disclosures timely comply and provided to the applicant. Must understand and comply with all aspects of the Secure and Fair Enforcement for Mortgage Licensing Act (SAFE Act), Real Estate Settlement Procedures Act (RESPA), the Truth in Lending Act (TILA) and all other laws, regulations, and policies governing the duties and responsibilities of the Loan Officer.
Must comply with applicable laws and regulations, including but not limited to the Bank Secrecy Act, the USA PATRIOT Act, the Office of Foreign Assets Control, Regulation E, Regulation Z, and the Credit CARD Act.
Knowledge & Skills
Experience - A minimum of 2 years mortgage lending origination experience dealing with conforming residential mortgage loans underwritten to Fannie Mae, Freddie Mac and other private investor guidelines is required.
Education & Licenses - High School Diploma. Must possess a valid NMLS registration, must demonstrate knowledge of applicable lending regulations and compliance.
Interpersonal Skills - The ability to motivate or influence others is a material part of the job, requiring a significant level of diplomacy and trust. Obtaining cooperation and fostering sound relationships (internal and/or external) is an important part of the job. The ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations is also preferred, along with the ability to effectively present financially complex information and respond to questions from applicants, members, staff, and managers.
Other Skills
o Knowledge and proficient use of computer applications to include spreadsheet and word processing programs.
o Knowledge of member services/loan policies and procedures; knowledge of basic mortgage servicing.
o Knowledge of Fannie Mae guidelines.
o Excellent oral and written communication skills. Ability to write reports and business correspondence.
o Decision-making skills and problem-solving ability
ADA Requirements
Physical Requirements - Is able to bend, sit, and stand to perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing / descending stairs in an emergency. Must be able to operate routine office equipment, including computer terminals and keyboards, telephones, copiers, facsimiles, and calculators. Must be able to routinely perform work on a computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours or travel off site whenever required or requested by management. Must be capable of regular, reliable, and timely attendance.
Working Conditions - Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise.
