New Development Leasing ManagerPurpose & ScopeThis position leads all leasing activities for the lease-up of a newly constructed luxury residential rental site in Brooklyn. With a team of Leasing Representatives and Administrative staff, this person will work closely with the operations team to achieve company objectives for absorption and rents. In addition to providing managerial oversight, the Leasing Manager is expected to tour prospects and convert them to residents. The Leasing Manager reports directly to their District Leasing Manager and is responsive to the Director of Leasing, Executive Director of Leasing and other department heads. - Oversee on-site leasing team.
- Hold regular team meetings.
- Interview candidates for site-level leasing positions and assist with on-boarding and training of new hires.
- Data
- Bring effective insight on competition and submarket trends.
- Monitor and update pricing to adjust for changes in inventory and market conditions
- Track web page functions and escalate items that need attention/correction
- Ensure proper entry of traffic, calls and other daily activity into CRM
- Process
- Monitor Administrative Performance
- Application and leasing signing time
- Reviewing online photo and floor plan display, unit descriptions and property descriptions
- Ensure that market-ready vacant apartments are in showing condition
- Ensure that the office is properly stocked and supported with supplies, brochures/flyers, leases, equipment and forms as needed
- Review applications, renewals, surrenders, transfers, and negotiations.
- Approve office supply orders, and other invoices
- Review and approve digital listing blasts.
- Ensure team compliance and proper usage of all systems and workflows.
- Oversee the site-schedule.
- Oversee the overall leasing process.
- Special reports and projects as assigned
Desired skills & experience
- Flexible schedule; weekends required
- Minimum 4 years of multi-family leasing experience, including at least 1 lease up
- Ability to multi-task and prioritize work loads
- Solution-oriented attitude Strong attention to detail and well organized in a fast-paced environment
- Updated understanding of rent stabilization rules and regulations
- Proficient in Microsoft Word and Excel
- Excellent customer service and follow-up
- Trained in Fair Housing regulations
- Articulate in written and verbal communication
- Solid and consistent work history with excellent references
- Team oriented, self-motivated and positive
- Experience in hospitality and/or mixed-income buildings, a major plus
