We also support the City's efforts to reduce carbon emissions through increased energy efficiency in all the properties we manage.We are looking for an On-Site Non-Resident Manager for a white glove property in the Central Park South area with a full package of amenities including a fitness center, 82 foot lap pool, men's/women's spa, outdoor terrace, padel court, golf simulator, children's playroom, and reservable lounge/dining areas monitored by a contracted vendor and Global Concierge. We need a suit and tie presentation, but the candidate needs to know the ins and outs of building management from the ground up. The General Manager will manage a large and diverse staff of 32BJ Unionmembers totaling 24, which includes 2 handymen, superintendent, and Chief Engineer. Heavy emphasis on customer service, discretion, and consistently high levels of First in Class Customer Service. Verbal and written communication skills are extremely important. Property Development is on-going and should conclude in 2024. There are 60 residences in this 91 story condominium building that has central cooling (air stack chillers, four-pipe system) and district steam. There is a 725 KW 16 cylinder Cummins gas generator.Responsibilities include: Site Management Report to the on-site office 5 days per week (Monday through Friday, 9 am to 5 pm). Communicate with residents and resolve issues such as monthly payment queries and issues, arrears, noise complaints, repair requests, etc. Available for onsite emergencies when necessary Create and send memos on BuildingLink to residents. Financials/Reporting Apply monthly chargebacks in Yardi to Condominium unit owners. Oversee monthly common charge collections from unit owners. Oversee preparation of reports, annual budget and other documents. Conduct periodic asset management meetings and interface with client. Monitor monthly maintenance expenditures, to ensure costs incurred are within the confines of annual budget. Closings & Resident Move-In/Out Record all apartment closing information in DEPM SharePoint files. Complete condominium questionnaires when requested by lenders. Monitor move-in/out activity and issue security deposit reimbursements. Review and approve the insurance certificates for resident moves and deliveries. Vendor Management Gather bids for building projects and present to client. Manage and correspond with vendors. Complete SHF (special handling forms) for checks. Create contract matrix and hold COIs on file for vendors. Complete insurance and vendor credit applications. Sort monthly invoices and work with Resident Manager to ensure prompt payment. Compliance Ensure compliance with various city, state, and related governmental agency requirements, including NYC local laws. Enforce property rules and regulations with residents, guests, staff and vendors. Follow client policies and procedures. Building Staff Interview candidates for building positions with Resident Manager. Process and onboard building staff with Douglas Elliman's Talent Acquisition. Process end of year bonuses for building staff. Mandatory Required Experience: Must have at least 5 years experience Managing a Luxury Residential Condominium Required Mechanical Experience Candidate must posses or have the ability to secure FO1, S95, S12, S13/14, and ideally the Q01 certification. Candidate must a high level of technical sophistication with knowledge of BMS systems and VFDs.
