Position Overview: The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties. Your Role: This is an Associate position that will oversee the Operations Management of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Teleport Campus in Staten Island NY and other properties as assigned within the EDC portfolio. Essential Duties & Responsibilities:
- Campus Operations Oversight: Aid the campus director lead in all aspects of the SI Teleport campus operations. Manage and coordinate campus-wide activities, ensuring seamless operations and compliance with safety regulations. Collaborate with peers within AM and across EDC to ensure systems and assets associated with the campus are operable and supported by a long-term plan.
- Field Management: Assist in managing on-site EDC Field Staff and contracted retainer workers, supports coordination of contractor site visits, and repairs, and ensures appropriate staffing coverage for critical systems such as the electrical distribution system. Aid in the development and implementation of a periodic inspection schedule for field staff to execute and maintain.
- Budget Preparation and Review:Partner with the campus lead in the preparation of the annual property budget and long-term capital investment plans for your assigned portfolio. Speak on expenditures and overall trends for the campus at any point during the fiscal year.
- Emergency Response:Respond to emergencies as required. Must be available and responsive 24/7 and aid in the decision-making process as issues arise.
- Monitor and tend to the unique electrical system at the Teleport campus should the need arise.
- Stakeholder Communication and Reporting: Develop and execute communication strategies to keep stakeholders informed of operational issues, compiling detailed reports on performance, maintenance, and budgetary activities. Partner with outward facing EDC departments to ensure timely communication of operational issues.
- Tenant/Operator Relations: Perform scheduled and unscheduled check-ins with tenants to maintain high customer satisfaction. Monitor all tenant improvements to ensure compliance with applicable building code, insurance regulations and industry best practices. Support tenants during emergencies, when applicable and within the confines of the lease agreement. Work with counterparts within Portfolio Management to address and meet tenant expectations at various levels.
- Site Inspections & Work Orders: Perform scheduled and unscheduled inspections at assigned sites to ensure service contractor compliance and to note any repairs needed. Noted deficiencies should be addressed in an appropriate manner and logged accordingly to maintain a history. Log and record work orders that EDC field staff conduct on the site.
- Contract Administration: Ensure contractor compliance is within contract terms, functioning as a liaison between contractors and tenants/operators to maximize cooperation
- Administrative Support: Provide administrative support to staff which can include assisting in reconciling monthly purchase card invoices, data entry for AM related systems such as AC/DC, invoicing support, etc.
- Duty Station and Site Reporting: This is an onsite position that requires a 5-day presence at the Teleport Campus with travel to our main office at One Liberty Plaza as needed. Work schedule may include weekend coverage and is subject to manager approval/consideration.

Requirements:
- Bachelor's Degree in Facilities Management, Business or equivalent.
- At least 1-2 years of experience building management, facilities maintenance or management, and/or transportation systems maintenance or management.
- Demonstrated written and verbal communication skills.
- Proficient in Microsoft Word, Excel, Outlook, Access, and PowerPoint.
- Proven ability to work in a team environment and on individual projects with minimal oversight.
- Availability for 24 hour on-call response
- Ability to establish New York City residency within 180 days of starting.
